A RESOLIITION APPROVING TH$ PLAT OF
HILLTOP FARM
FILE NO. 1732
WHEREAS, the City of Orono is a municipal corporation organized
and existing under the laws of the State of Minnesota; and
WHEREAS, the City Council of the City of Orono has adopted
subdivision regulations for the orderly, economic and safe development of
land within the City; and
WHEREAS, the City Council has considered the application for
a final subdivision of a 2-lot plat by Joan F. Sweetser, (hereinafter the
subdivider); and
WHEREAS, the subdivision has been found to meet all standards of
the RR-1B rural residential zoning district finding that each lot is of a
ze and configuration that will allow its use as a single family residence
o be fully developed without the need of any variances; and
WHEREAS, the subdivider has completed all requirements of the
platting regulations of the City, including:
l. Completion of all the requirements of Resolution No. 3123, the
resolution that granted preliminary approval of the plat.
2. Dedication on the plat of right-of-way for a public road, shown
as Old Long Lake Road.
3 . Dedication to the City of the Flowage and Conservation Easement
providing for limitation on the use of wetlands and drainageways
described therein and shown on the plat as drainage easements.
4. The City Inspection staf f has conf irmed that the we 11 pit and
septic system on Lot 1 that served the former guest house have
been appropriately abandoned.
5. Payment to the City of a park dedication fee and the dedication
of a bike trail easement along the street lot lines of Lots 1 and
2 located within a 10' drainage and utility easement.

6 . Payment to the City for the legal review and filing of the plat ' ,
easements and covenants in the amount of $200. 00. �
7. Payment to the City of a final plat application fee in the amount � �
of $175.00.
NOW, TH$R$FOR$, B$ IT R$SOLV$D, that the City Counci 1 of the City �
of Orono hereby approves the plat of Hilltop Farm, Hennepin County,
Minnesota, subject to the following conditions: ;

1. Former guest house structure on Lot l can never be used for ;
residential habitation as lot contains 2.6 acres in area. The
structure shall be retained as an accessory structure for an �
approved accessory use. �
2. Access to Lot 2 shall be limited to the dry contiguous corridor
at the east lot line. Future owner must apply for a driveway
• permit from the Public Works Director at the time of an
application for building permit.
3. The aforesaid plat shall be filed by the City of Orono with
either the Hennepin County Recorder's Office or Registrar of
Titles Office on or before December 22, 1992 together with a
certified original copy of this Resolution and executed copies of
the easements and/or covenants noted above. .
The approval granted by this Resolution shall expire if the plat has
not been filed by the date specified above. In that event, it will be
necessary to file a new application with the City of Orono for subdivision
review. .
Adopted by the City Council of the City of Orono, Minnesota, at a
reg ar meeting held this 22nd day of June, 1992.
