� A RESOLIITION GRANTING
PRELI1riINARY APPROVAL FOR A PLAT
AT 3740 WEST WAYZATA BOIILEVARD
FILE NO. 1495
WHEREAS, Rodney L. Johnson on January 26, 1990 filed a
formal subdivision application with the City for approval of a 2-
lot residential plat of property legally described as fol lows:
Refer to Exhibit A attached (hereinafter "the property" ) and;
WHBREAS, after due published and mailed notice in
. acaordance w�ith Minnesota Statues 462.358 et. seq. and the City
of Orono Zoning and Platting Codes , the Orono Planning
Commission held public hearings on February 20, 1990 and March
19 , 1990 at which times all persons desiring to be heard
concerning this application were given the opportunity to speak
• thereon; and
WH$REAS, at their regular meeting held on April 9, 1990
the Orono City Council considered the subdivision application of
the applicants, noting the following findings of fact:
1. The property is located within the RR-1B Single Family
Rural Residential Zoning District requiring a minimum of 2.0 .
acres of contiguous dry buildable land within each newly
created lot.
2. The property contains a tota 1 of approximate ly 18+
acres.
3. The proposed plat contains 2 lots each exceeding the 2.0
. acre minimum lot area requirement.
4. Each of the lots shall continue to achieve access via
approved existing access drives. No new curb cuts are
proposed.
5. On Feburary 12, 1990, Michael P. Gaffron, Assistant
Planning & Zoning Administrator, confirmed that Parcel A had
been tested and found to have suitable area for development
of an alternate on-site septic system and that
the existing septic system is satisfactory.

• NOW, TH$REFORE BE IT RESOLVED, that based upon one or
more of the findings noted above, the City Counci 1 of the City of :
Orono hereby approves the preliminary plat application of Rodney .
L. Johnson at 3740 West Wayzata Boulevard per plat drawings by
Gary L. Gabriel of Demars Gabriel Land Surveyors Inc. dated
January 7, 1990, revised February 27, 1990, and further confirms
its approval of the original conditional use permit for the �
farm/nursery stock use on property referred to as Parcel B on •
prelimianry plan and that the original condition that no stock .
shall be sold from this site is still in effect.
FINAL PLAT SUBMITTALS .
The following list of final submittals must be submitted to •
the Zoning Administrator two weeks prior to the regularly
scheduled Council meeting on the second and fourth Mondays of the
month: '
A. RECORD PLAT drawings in the form of two (2) mylar copies
and one (1) copy reduced to 1"=200'. Drawing to include:
• a) Lot lines platted per preliminary survey by Gary L. '
Gabriel of Demars Gabriel Land Surveyors Inc. dated
January 17, 1990, revised February 27, 1990. � �

b) Dedication of "drainage and utility easements" 10'
wide along all perimeter property lines and 5' each �
� side of internal property lines.
' c) Dedication of 7 additional feet of right-of-way for
County Road 6.
d) The subdivision is defined as a plat. All lots
shown must be defined with lot and block designations. -
Plat shall also be defined with a name.
� B. LEGAL DOCUMENTS required: �
a) Title opinion addressed to the City. All owners, '
mortgage holders or others with property interest
indicated therein shall sign the plat and all other _
documents affected by such interest. '�
b) The applicant must provide certified copies of aIl
recorded easements currently affecting the property.

a) Park dedication fee per current schedule:
$100.00 for Parcel B
b) Final plat fee = $150.00
c) Legal review and filing fees of $150.00
