The driveway as depicted (26ft) exceeds the City maximum width of 20ft. 2. The plan depicts several retaining walls at 4 ft. Walls 4' or greater in height must be designed by a licensed professional, and plans must be submitted to the City for review prior to the approval of the permit.Tiered walls are considered one wall unless they are separated by at least twice the height of the higher wall are considered one wall. 3. Perimeter erosion control measures should be installed by the Contractor and inspected by the City prior to any work. Contractor must provide minimum 24 hour notice prior to inspection. If the builder provided the wall designs and pencifs in or describes the revised driveway plan we can annotate the current grading plan and approve it. Staff conducted a preliminary review based on the information provided and requests the following items be submitted or revised in order for your application to be considered complete and for the plan review to continue: 1. Certificate of Survey. Our engineer has reviewed the survey submitted and has the following comments: a. The driveway is depicted at 26 feet in width at the street which exceeds the City maximum of 20 ft. We will allow you to pencil in the change in driveway on the survey if you wish. b. The retaining walls depicted on the survey are exactly 4 feet in height. Please note walls greater than 4 feet in height must be designed by a licensed professional. If it is determined during constn�ction the walls will exceed 4 feet a Building Permit will be required and engineered plans must to be submitted for approval rior to construction. c. Top of Foundation. The top of foundation elevation is shown on the survey. Please have the surveyor show the point or spot where the top of foundation elevation is in reference to. Please note,we expect the location to be consistent when submitting the foundation as-built survey. 2. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all the proposed exterior/landscaping improvements,i.e. patios,grading,sidewalks, retaining walls,etc. The plan should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan should also be reflected on the survey. 3. Septic Plans. Our Building Official, Roger Peitso has requested the septic sites be staked so he can do a compliance inspection/soils verification. He will perform the building permit review after he's completed and approved the soils verification.
