His name is Dave Martini from Bolton & Menk and he should be in contact with you next week. Here are your options for the proposed retaining walls and steps: 1. In-kind replacement of timber walls with boulders walls, exact square footage and exact location—requires Zoning Permit Application (Administrative approval) OR; 2. Replacement of timber walls with boulders walls, increase in square footage and/or in a different location or configuration—Variance and Conditional Use Permit(requires City Council approval) Regarding the proposed patio: • A building permit was recently issued for the new home with hardcover at 24.99%where 25%a is allowed. Adding a patio would put the property over the allowed hardcover. You could apply for a variance however Staff would not be supportive of a hardcover variance considering the new home and other improvements are at the limit.
