Subject: Hardcover Analysis for Proposed Addition
Dear Mr. and Mrs. Jensen:
To follow up on our August 27th telephone conversation, here are the items we had
regarding hardcover on your property. The larger survey included herein is to scale at 1"
= 20'. Hardcover is reviewed by zones. The following percentages of hardcover are
allowed in each zone:
250-500' from OHWL: 30%
500-100' from OHWL: 35%
These percentages should be figured only using the square footages in each zone. The
hardcover packet I've included explains this much better.
I would suggest that you do a comprehensive analysis of the hardcover on your property
both including the proposed addition and not including it to show how hardcover would
be changing on your property. Also keep in mind the following setback requirements of
the LR — 1 C zoning district of which your property is located:
Front yard: 30'
Rear yard: 30'
Interior side yard: 10'
Side yard adjacent to a street: 15'
Also keep in mind that you are limited to 15% total structural coverage on your entire
property. This includes decks or terraces higher than 6' above grade.
