Re: Addition - 2705 Ethel Avenue
Dear Mr. Pillar:
The City is in receipt of your after-the-fact building permit application to construct a porch to
the rear of a house you own at 2705 Ethel Avenue. To process this application, the City will
require two sets of building plans, a certificate of survey showing the proposed addition and
hardcover calculations. Problems noted during a site inspection must be addressed in your
plans. They are as follows:
1) Pressure treated �umber required when joist is less than 18"from earth.
2) Siding must be a minimum of 6" from grade.
3) Show bearing of beams and rafters at house.
4) 2x6 rafters have been notched at wall reducing strength to that of a 2x4, 2x4 16
o.c. does not meet code for a 10' span.
5) Beam sizes must be verified.
6) Shingles are not allowed on pitch of less than 2:12.
7) Footing depth must be verified.
Please submit two sets of building plans. Plans do not need to be drawn by an architect or
draftsman. They can be hand drawn by you, as long as I can understand them. Since this is
an after-the-fact application, the City must require you to submit the building plans and a
certificate of survey and hardcover calculations before August 29, 1994. If this deadline is not
met, the City may initiate legal action. If you have any questions or if you have a problem

Re: 2705 Ethel Avenue - After-the-Fact Porch Addition
Dear Mr. Pillar:
A review of your permit application for a porch that you added to your property at 2705 Ethel
reveals a setback problem. A 10' side yard setback is required for structures in that zoning
district. The survey you submitted shows a 6.5' setback. Although you are replacin�r an
existing porch, once the old porch is removed, the new construction is required to meet
setbacks.
Therefore, the City must require you to remove the encroachment or if you feel you have a
hardship, you may apply to City Council for a variance. Because this is an after-the-fact
situation, the City must require removal or variance application submittal before December 15,
