The originai as-built survey and the email with photos of walls as previously constructed are attached. The landscaper has made the changes you and I directed him to make and has submitted an as-built survey. Please take a look at the attached information and let me know how to proceed. If you feel a site inspection is necessary please let me know. There appears to be a new stair and retaining walls �iow borders?) within the 75-foot setback from the lake.The stair is a permitted encroachment, however the walls are not. The walls within the 75-foot setback require approval of a hardcover variance from the City Council. Please remove the walls and re-grade, if necessary; submit a revised as-built. 2. The top of wall and bottom of wall elevations were not provided per the City survey standards (i.e. from the nearest as built spot elevations) and the survey appears to depict retaining walls in excess of 4 feet. All walls exceeding 4-feet in height require an engineered plan approved by a licensed engineer. We could not find copies of approved plans for these wall in the file. The approved plan called out walls��3.8 feet maximum". Please provide engineered plans or modify the walls and submit a revised as-built. 3. There appears to be a 6.7 foot elevation difference between the spot elevations near the northwest corner of the home. There is a window well indicated however, the low spot elevation appears to be outside of it. Clarification is required. Also, the survey contains a lot of information and the details of the survey are somewhat lost in all of the extra notations, spot elevations, etc. Please submit a more legible as-built survey showing the as-built topography, improvements, etc (remove excessive spot elevations, and other notations). The as-built survey should also reflect the changes requested a bove. Please let me know if you have any questions. Thanks!
