This is a permit for the construction of additions to the existing home. Your permit cannot be approved because some of the proposed elements – upper level bath and upper level bay window - do not meet the setback requirements. Your property is within the LR-1A zoning district. This district requires a setback of 30-feet for structures from side lot lines. The current setback for the home at this location is 12.5-feet. Additionally, your property is a lakeshore lot which is subject to the average lakeshore setback requirement. Because your property abuts a road on the south, not a residence, the furthest lakeward extension of the home on the property to the north determines your average lakeshore setback. It appears from the information on file; your bay window addition extends into the average lakeshore setback.
