HomeMy WebLinkAboutRe: use of property To: File - �50 East Long Lake Road From: Mike Gaffron Date: July l 6, 2008 I met today with property owner Maury Taylor and architect Bruce Schmitt, engineer Peter Knaeble and surveyor Mark Gronberg to discuss possible options for the property. Site is approximately 4-1/2 to 5 acres after excluding road and wetland. East Long Lake Road exists along the western and northern periphery of the property as a prescriptive right-of-way of undefined dimension. Owner is looking at options for dividing the property in order to sell it, as the house is very large. The group was advised that: - subdivision to create a new 2-acre single-family lot will be difficult due to the existing home being centrally located on the property; - any proposal to divide the existing house into two or more individual dwelling units far sale as condominiums would as a minimum require a rezoning, perhaps to RPUD, as well as a Comp Plan Amendment; -the property is located in a 2-zcre zone and the likelihood of the City Council approving a change to allow density greater than 1 dwelling unit per 2 buildable acres is unlikely; - because proposals to divide the house would not be allowed under the current zoning or Comp Plan guiding, the appropriate initial starting point to pursue this would be a formal comp plan amendment application, but only after the owner makes initial contact with councilmembers and determines there is some level of support (comp plan amendment requires a 4/5 vote) - issues that would come up may include but are not limited to: - sewer capacity - road right-of-way - impact on Met Council density calculation - access layout, driveway vs private road width - etc. I would not consider this as a pre-application meeting; rather, it was an exploration of ���h,�il � , , ,. � �- ��,t , .— �, . x,. . .....�..,.. ..., . _...._. . � x :.
