MoistureTesting Understanding Your Comprehensive Moisture Test and Conditional Analysis Review of this report in color is recommended as various colors are used to define areas of concern. The moisture test and analysis provided by Certified Moisture Testing,LLC,depicts the moisture level and sheathing conditions found at specific test sites on the structural framework of your home.Additional comments and photos are provided to assist in the explanation of the results and to illustrate visual observations made by the inspector. An industry standard Delmhorst BD-2100 Moisture Meter with pin probes is used to measure the moisture level of the framework of your home. Visual General Observations The inspector uses visual observation to help identify areas that may be causing or potentially may cause moisture intrusion. In some instances we make note of construction items done properly as a way to document current conditions.We use detail photos to call out these items and areas and to show what they look like on this particular structure.The observations will either be "Typical" or"Common" as defined below: Typical observation-the identified detail is noted consistently throughout the building. Common observation-the detail is noted in multiple locations but not consistently throughout the building. Damage Assessment—Interpreting Sheathing Conditions If any damage to the structure is noted, it is based on the firmness or condition of the sheathing,as compared to the firmness found at other sites. Damage assessment is a learned skill based on evaluating conditions using only two small probe holes(3/16" diameter).The assessment varies from home to home and can be a result of a void in the building materials,construction defect or other conditions.The two small holes do not allow for full analysis and can only be used to identify suspected damage or voids.Sheathing conditions can be interpreted as follows: Firm—Sheathing is firm, no damage suspected. , Soft—Sheathing feels soft/spongy,suspected damage or deterioration beginning. None—No sheathing detected,damage suspected. Further Investigation—exposing the sheathing,the building paper and the installation methods used behind the cladding—is needed to identify the cause and the extent of suspected damage. • � . Certified�: Moisture Testing Interpreting Moisture Levels Wood/Fiberboard/OSB(Scale 1) 19%is the moisture level construction lumber must have when removed from the drying kilns.After construction has been completed,the wood frame of the home will continue to dry and stay dry if not exposed to moisture intrusion. 6-15%: Normal dry readings in sound firm wood or fiberboard sheathing. 15-19%: Readings in this range show slight moisture intrusion,a small leak or limited exposure with the ability to dry 20-26%: Moisture at this level is a sign of moderate moisture intrusion occurring through a larger leak or as a result of limited ability to dry quickly. Identifying how moisture is entering the wall and stopping the intrusion can prevent damage to your home. Circled blue areas show moderate moisture intrusion.At this level,maintenance procedures typically remedy the issues. 27-40%: Areas with moisture levels greater than 27%over periods of time have or eventually will have � moisture damage.Circled orange areas show where higher levels of moisture were found and where �'� structural dama e is hi hl g g y possible OR LIKELY. None: The sheathing in areas where moisture intrusion has been occurring over time is likely to have sustained structural damage. Deteriorated sheathing not strong or firm enough to probe causes the test probes to easily punch through to the wall cavity behind. With no material to probe,the moisture reading will be noted as 0. In areas where a stud or other material is located behind the deteriorated sheathing,a moisture reading will be taken in the stud or the wall cavity and noted as,for example, 12/None. Circled red areas show where the inspector has assessed the areas to have structural damage. Gypsum Board/Sheetrock(Scale 3) 0.1-0.6%: Normal dry readings. 0.7-1.5%: Readings in this range mean moderate moisture intrusion is occurring. Identifying how moisture is entering and stopping the intrusion is necessary to prevent damage. Circled blue areas show signs of slight to moderate moisture intrusion. 1.6-50%: Areas with moisture levels greater than 1.6%have or eventually will have moisture damage. Circled orange areas show where higher levels of moisture were found. None: Areas where moisture intrusion has been occurring over time are likely to have sustained structural damage. Weather Considerations Meteorological conditions affect moisture measurements in various ways,all of which are factored into our assessments.After a rain, leaks into the wall system will lend higher moisture readings.These higher readings if given the opportunity to dry before the next rain will change to lower readings. During drought conditions, it becomes necessary to rely primarily on the damage assessment and visual observations to determine points of intrusion.Colder weather also tends to result in slightly drier readings than in the warmer months. High humidity levels do not typically affect moisture readings unless long term high humidity levels are maintained. 4 � � Certified./:: MoistureT�stang Further Investigation Further Investigation is needed to determine the cause of the actual damage in order to understand the extent and scope of repairs. Further investigation is also performed to collect proof of damages in order to settle a claim and to verify the accuracy of the report.This is done by removing a piece or plug of the exterior siding to inspect the structure behind the cladding. Once exposed,we conduct a "forensic inspection"to identify and document the cause and extent of the damage. Every effort is made to limit any damage created during the investigation. We do not recommend the practice of cutting inspection holes in the interior walls of the home to discover damage. Due to the way that homes are constructed, an interior cut may not reveal damage that an exterior cut would expose.Only exterior cuts will reveal the cause of the moisture intrusion,and repairs will typically be required from the exterior to correct the cause. Interior wall cuts will breach the vapor barrier,allowing trapped mold spores, if present,to be released into the home. Interior cuts should only be made as a last resort. Repairs or Maintenance There is no such thing as a maintenance-free home. Homes need to be caulked and in some cases flashed to help prevent moisture intrusion.While caulk should not be used as the primary stop-gap for moisture, it is often the easiest way to stop water intrusion after the home is built.A professional caulkjob should give long lasting results with minimal maintenance. Depending on the type of siding,flashing can often be installed without major repairs. Minnesota 10-Year Warranty If your home is under 10 years of age or has been remodeled within the last 10 years,you rnay have the right to request that the damage be repaired by the builder or the builder's insurance company. Repairs for moisture damage can be very expensive and may have devastating effects to the value of your home. If moisture issues were found during this test,we recommend consultation with legal counsel to determine your rights for a claim against other parties.CMT will gladly provide a list of attorney firms practicing in the specialty of construction defect law who are familiar with home moisture intrusion. Visual General Observations The inspector uses visual observation to help identify areas that may be causing or potentially may cause moisture intrusion. Damage Assessment—Interpreting Sheathing Conditions If any damage to the structure is noted, it is based on the firmness or condition of the sheathing,as compared to the firmness found at other sites. Damage assessment is a learned skill based on evaluating conditions using only two small probe holes(3/16"diameter).The assessment varies from home to home and can be a result of a void in the building materials,construction defect or other conditions.The two small holes do not allow for full analysis and can only be used to identify suspected damage or voids.Sheathing conditions can be interpreted as follows: Firm–Sheathing is firm, no damage suspected. Soft–Sheathing feels soft/spongy,suspected damage or deterioration beginning. None–No sheathing detected,damage suspected. Further Investigation—exposing the sheathing,the building paper and the installation methods used behind the cladding—is needed to identify the cause and the extent of suspected damage. � <�C�� �� Interpreting Moisture Levels Wood/Fiberboard/OSB(Scale 1) 19%is the moisture level construction lumber must have when removed from the drying kilns.After construction has been completed,the wood frame of the home will continue to dry and stay dry if not exposed to moisture intrusion. 6-15%: Normal dry readings in sound firm wood orfiberboard sheathing. 15-19%: Readings in this range show slight moisture intrusion,a small leak or limited exposure with the ability to dry 20-26%: Moisture at this level is a sign of moderate moisture intrusion occurring through a larger leak or as a result of limited ability to dry quickly. Identifying how moisture is entering the wall and stopping the intrusion can prevent damage to your home. Circled blue areas show moderate moisture intrusion.At this level, maintenance procedures typically remedy the issues. 27-40%: Areas with moisture levels greater than 27%over periods of time have or eventually will have moisture damage.Circled orange areas show where higher levels of moisture were found and where structural damage is highly possible OR LIKELY. None: The sheathing in areas where moisture intrusion has been occurring over time is likely to have sustained structural damage. Deteriorated sheathing not strong or firm enough to probe causes the test probes to easily punch through to the wall cavity behind.With no material to probe,the moisture reading will be noted as 0. In areas where a stud or other material is located behind the deteriorated sheathing,a moisture reading will be taken in the stud or the wall cavity and noted as,for example, 12/None. Circled red areas show where the inspector has assessed the areas to have structural damage. Weather Considerations Meteorological conditions affect moisture measurements in various ways,all of which are factored into our assessments.After a rain, leaks into the wall system will lend higher moisture readings.These higher readings if given the opportunity to dry before the next rain will change to lower readings. During drought conditions, it becomes necessary to rely primarily on the damage assessment and visual observations to determine points of intrusion.Colder weather also tends to result in slightly drier readings than in the warmer months. Further Investigation Further Investigation is needed to determine the cause of the actual damage in order to understand the extent and scope of repairs. Further investigation is also performed to collect proof of damages in order to settle a claim and to verify the accuracy of the report.This is done by removing a piece or plug of the exterior siding to inspect the structure behind the cladding. Once exposed,we conduct a "forensic inspection"to identify and document the cause and extent of the damage. Every effort is made to limit any damage created during the investigation. We do not recommend the practice of cutting inspection holes in the interior walls of the home to discover damage. Due to the way that homes are constructed,an interior cut may not reveal damage that an exterior cut would expose.Only exterior cuts will reveal the cause of the moisture intrusion,and repairs will typically be required from the exterior to correct the cause. Interior wall cuts will breach the vapor barrier,allowing trapped mold spores, if present,to be released into the home. Interior cuts should only be made as a last resort. Repairs or Maintenance There is no such thing as a maintenance-free home. Homes need to be caulked and in some cases flashed to help prevent moisture intrusion.While caulk should not be used as the primary stop-gap for moisture, it is often the easiest way to stop water intrusion after the home is built.A professional caulk job should give long lasting results with minimal maintenance. Depending on the type of siding,flashing can often be installed without major repairs. Repairs for moisture damage can be very expensive and may have devastating effects to the value of your home. If moisture issues were found during this test,we recommend consultation with legal counsel to determine your rights for a claim against other parties. Further investigation is needed in areas to determine the extent of any wood rot, known as damage. Further investigation usually requires removing a small area of the siding to identify the source and cause of the moisture intrusio n. 2. Cause(s)for the moisture intrusion should be determined prior to repairs or remediation beginning. 3. Remediation should include removal and replacement of all damaged materials, "back to good wood", and all exposed areas cleaned with mold killing material. Recommend reconstruction should follow best construction practices, not just minimum code requirements. 4. If further investigation is needed, ask us about our Certified Dry Program. Our skills and experience are used to open and analyze the suspected damaged areas,find the source of the moisture and help determine the proper steps the contractor should follow. We also assess the quality of the work being performed by the contractor and document the history and detail of those repairs. This gives future buyers a non-biased knowledgeable report of repaired disclosable issues. Window and door leak factors There are several factors that generally contribute to higher moisture readings below windows which can include: . The perimeter sealants around the windows and doors are missing or existing sealants are inadequate. . Window and door units themselves can leak through the mitre joints (the joint between the vertical and horizontal casing pieces). Windows can leak through some other element such as mullion joints of multiple units, damaged sashes or through alarm sensor penetrations. Doors can leak under the threshold and the lower cornerjoint. • The decorative bands,trim boards or stucco applied tight or over the outside edge of the window may allow water intrusion through a gap, small cracks on the flat surfaces, cracks below the windows. • Condensation occurring around the inside of the window possibly entering the wall cavity. Condensation occurs at air leaks around window sashes, window glaze, sill joints and other window component. Improperly installed insulation or vapor barrier can also cause a cold spot around the interior window frame. • Lack of head flashing may allow moisture intrusion from above the window. • Head flashing caulked, unable to drain. • Window sills may not have sufficient slope to adequately drain water. Water pools on the sills and enters at joints and sill internal edges. • Storm windows may not have sufficient ability to drain water. Water backed up behind the storms will drain into the walls of the home. • Head flashing having a negative slope will allow water to drain down the sides of the windows. Maintenance of the home is important to prevent moisture intrusion into wall cavities. Caulk, seal or flash all openings where water may enter the wall cavity. Maintain the humidity level in the home at around 30%to prevent condensation issues from occurring around windows and in the wall cavity, especially during the colder months. If an air exchanger is installed in the home, clean the intake vent screens often. Keep all filters changed regularly. Keep gutters clean, down spouts attached and draining away from the home. When landscaping, keep the grade sloping away from the home and at least 4" below any wood portion of the home.
