A R�SOLDTION APPROVING THE P7�AT OF
MAPLE PLACE .
FII�E NO. 1194
WHEREAS, the City of Orono is a municipal corporation organized
and existing under the laws of the State of Minnesota; and
� � WHEREAS, the City Counci7. of the City of Orono has adopted
subdivision regulations for the orderly, economic and safe development of
Iand within the City; and
WHER$AS, the City Council has considered the application for a
C].ass III subdivision of a three lot plat by Michael R. Plank and Mary E.
' � Plank, the subdividers; and '
� • WHEREAS, the subdivision has been found to meet all standards of
the RR-lA zoning district finding that each lot is of a size and
configuration that will allow its use as a single family residence to be
fully developed wi°thout the need of any variances, and
WHBR$AS, the subdividers have completed all requirements of the
platting regulations of the City, including:
l. Completion a� all the requirements of Resolution No. 2267.
, 2. Creation of a private driveway shown on the plat as Outlot A, to
serve Lot 3, Block l, Maple Place. �
3. Dedication to the City of a Flowage and Conservation Easement
providing for limitations on the use of wet].ands and drainageways
� described therein and shown on the plat as "drainage easements". �
4. Payment to the City of a Final Plat Application Fee of $150.00
5. Payment to the City of �� Park Dedication Fee in the amount of
,
� $100.00.
, . 6. Payment to the City for the legal review and filing of the plat
easements and covenants in tl�e amount of $150.00.

1 • NOW, THER$FOR$ BE IT RESOLV$D, that the City Counci 1 of the City
of Orono hereby approves the plat of Maple Place, Hennepin County,
Minnesota; subject to the folYowing conditions:

1. ner of Lot 2 to grant an access easement over the l0 feet
drainage and utility easement adjacent to Outlot A along the west side
in f avor of Lot 3.
2. Prior to the issuance of certificate of occupancy for the new
residence on Lot 3, the subdividers must relocate drainage ditch
adjacent to Watertown Road, approximately 27 feet from the cen�cer line
of Watertown Road. �

: -3. The .aforesaid plat shall be fi].ed by the City of Orono with the
Hennepin County Recorder's Office on or before July 25, 1988 together
with a certified original copy of this Resolution and executed copies
of the easements and covenants noted above.
The approva7. granted by this Resolution shall expire if the plat
has not been filed by the date specified above. In that event, it will be
necessary to file a new application with the City of Orono for subdivision
review.
