(The existing house will stay in place until the new one is completed, which is why the temporary driveway is on the adjacent property.) The plans proposed to remove an existing home and construct a new home with an attached garage. We have the following comments with regards to engineering matters: • A temporary driveway, proposed steps, and proposed grading are shown on the neighboring property to the east. Proof of the ability to construct the driveway, steps, and complete the grading, such as an easement or agreement with the neighboring property owner, should be provided to the City. • Proposed 972 through 974 contours should be shown along the east property line, Keep in mind that retaining walls can not be located within five feet of property lines. • Engineered design and details should be provided for review for all retaining walls greater than 4 feet in height, or for tiered walls in which the horizontal separation is less than 2 times the height of the shorter wall. • Trees to be removed should be noted on the plans. We have the following comments with regards to engineering matters: • A temporary driveway, proposed steps, and proposed grading are shown on the neighboring property to the east. Proof of the ability to construct the driveway, steps, and complete the grading, such as an easement or agreement with the neighboring property owner, should be provided to the City. • The proposed spot elevations near the retaining walls at the northeast corner of the house do not agree with the proposed contours. The grading should be revised in this area such that all spot elevations are in agreement with contours. • Engineered design and details should be provided for review for all retaining walls greater than 4 feet in height, or for tiered walls in which the horizontal separation is less than 2 times the height of the shorter wall. The steps and retaining walls will require separate permits. We have a letter and email from the neighbor consenting to the temporary driveway.
