The numbers below are based on the attached survey dated 11/13/13. The reported lot area is 13,837 s.f.. The
reported existing structural level from the survey is 1,892 s.f. or 13.6% which leaves approximately 183 s.f. of structure
available to add.
Tier 3 allows 35% total hardcover = 4,842.9 s.f.
Structural coverage limit is 15% = 2,075 s.f. total footprint (including covered porches & upper level open decks)
LR-1C district setbacks (principal) = Front 30'; Side Street 15'; Rear 30'; interior side 10'
Detached garages = cannot be located closer to the street (in the front) or side street than the house is located.
Minimum accessory building setback (for an accessory building less than 750 s.f. in area) is 10 feet from the house and
10 feet from the rear lot line.
According to the survey, there is approximately 43 feet of space between the south wall of the house and the south/rear
lot line where a garage may be possible. However, the structural coverage level may prove to be the difficult part. A
structural coverage variance would need to be granted by the City Council in order to exceed 15%. It is possible;
however staff cannot provide a definite outcome. Because there is no existing covered parking on the property the
Council may find it reasonable to permit a small/minimal detached garage. A variance application packet is attached.
