Box 66 Orono, MN 55356 Crystal Bay, MN 55323-0066 April 16, 2009 RE: 3447 Crystal Bay Road —Zoning Compliance The above referenced property is zoned LR — 1 C, One Family Lakeshore Residential District, requiring a minimum lot size of 0.50 acres and 100' of width at the street right-of- way. According to Hennepin County records the lot is approximately 0.23 acres and approximately 95' in width (there is not a survey on file for verification). Principal building setback requirements are 30' from the front property line, 30' from the rear property line and 10' on the interior sides. If the existing structure were destroyed, a structure could be rebuilt in-kind, same footprint, volume, roof pitch, etc. If a different structure were constructed it would need to meet hardcover, structural coverage and setbacks. Variance for lot area, lot width and possibly setbacks would be required in order to rebuild a different structure on the site. Based on the history of lot area and lot width variances for teardowns/rebuilds it is likely that the City Council would grant variances, however structural coverage and hardcover requirements must be met.
