We hereby propose to perform all the materials and perform all the labor necessary for the
completion of:
EXTERIOR
Tear down garage structure and rebuild on existing foundation - existing 16 x 7 steel garage door
to be reused with new 1/3 hp opener with 2 controls & keypad. Add l 8' x l9'6"addition above
garage, size and material as specified on print. Replace exterior windows and doors as speci�ed
on list (Exhibit B). NOTE: Uptional basement window with well not included.
Boxed ti�indow added to dining room and jo� in front wall filled in, th� front and sides as sho«m on
print will be covered with Stucco. Stucco shall be three coat work over l6 gauge metal lath. The
dash coat shall be selected as to color and kind by the Owner. Install waterproof paper on
sheathing under the metal. All work to be done in a neat and workmanlike manner. All materials to
be of standard grade or better. 1'he existing siding on the house shall be removed by 4WNER.
Contractor shall cover sheathing with typar house wrap and new Heartland D4 vinyl siding will be
installed. Aluminum soffit and facia to be installed on both new and existing house except existing
soffit will remain on rear of and back half of upper section (left side). Shingles will be re�Y�oved on
the front of house and covered along vvith the addition with a Ceertainteed Horizon sl�angle (color
to be selected by OWNER) Existing shingles shall remain on rear of house..
NOTE: No material or labor is included in this contract far repair or replacement of existing
roof sheathing or rafters. If work is rec�uired, it will be done on a time and material basis.
New steps and landing up to entry will be constructed of 3 treated 2'x 12" stringers, 2" x 6"
cedar trends and cedar railing.
TRIM
Interior doors to be 6 panel Masonite with veneer birch jams, trim to be 3 1/2"paint�,�rade (C-2)
Princeton Design, base to be paint grade 4 1/4" - doors, base and window casing to be installed
on entire main level.

Basement
Fireplace and ductwork to be removed by Contractor, new stairway to be added to main floor,
new entrance to be added to office. Office walls to be arranged as per print, sheetrocked, taped
and sprayed. Doors, casing and base will be installed. Glass bypass doors from existing master
bedroom will be reused in office closet The remainder of the basement will be left as is except
for the mechanical room which shall be walled off and walls left unfinished. Plumbing will be
rearranged to accommodate appliances as per print. 18 W Mustee laundry tub, additional
external water spigot will be added out Rec Room. Existing furnace and ductwork are to
remain. 4 additional supplies and 2 returns are included in heating allowance to facilitate
rearrangement of partition walls in existing home, existing water heater to be used. Office will
be expanded as per print. Floor will be torn out, walls rocked, ceiling sprayed.
Main Level
Addition as per print- to be heated with l6' of gas baseboard heat. Stairway guard rail to be
Birch, newels #4040 primed ballusters, 5015-36. Bedrooms will be walled off as per print.
Existing carpet removed, walls patched and taped as required. Kitehen - new cabinets added as
per print(allowance). Countertop replaced (By OWNER)-Kohler cast iron kitchen sink
(#5942) with Moen faucet(#7843)Existing garbage disposal to be reused and water line to
refrigerator added. Underlayment removed, wood floor pieced in and sanded and finished with 3
coats polyurethane, (cost of sanding and recoating included in flooring allowances) attic access
to be filled in and moved, walls rocked and taped as necessary, ceiling resprayed(NOTE:
appliances to be supplied by owner). Dining - existing wood floor to be patched. Floor sanded
and sealed with 3 coats Polyurethane (cost of sanding and recoating included in flooring
allowances). (NOTE: due to mixing of new and existing flooring, coloring of floor may not be
uniform). Remove existing wall covering- sheetrock, tape and spray ceiling. Bathroom
expanded -new vanity and top(allowance)Moen 4625 faucets, use existing toilet (K-3421).
New soaking tub ($750 included in plumbing allowance) with Moen 2353 faucet. Shower and
floor to be tiled(labor by OWNER, material -allowance)
New ceiling insulation blown in to a depth of 14" on entire structure. Wall insulation in existing
home is assumed to meet code requirements.
Interior trim finishing. All woodwork stripping and finishing to be done by OWNER.
Decorating. Interiar wall decorating shall be as follows: By OWNER.
Exterior painting. All exterior woodwork and doors shall be by OWNER.
Electrie wiring allowance: includes cost of temparary removal of overhead powerlines and
reattachment to house. It is assumed cunent 100 amp panel witi be used.
Throughout construction, all utility bills, heat and electric will be paid by Owners.
The above work is to be performed in accordance with the drawings and specifications
submitted for the above work and completed in a substantial workmanlike manner for the sum of
Fiftv Two Thousand Five Hundred and 00/100 Dollars ($52,500.00), with payments to be made

Gentlemen:
The purpose of this letter is to report the findings of a structural engineering review regarding
new construction for this residence.
ASSIGNMENT
J. H. Dahlmeier Engineering Inc. has been directed to provide a structural engineering review,
opinion and report regarding the proposed second story construction and remodeling of the
garage for the residence at 3339 Old Crystal Bay Road, Orono, MN, as directed by Neil
Klinglehutz of Neil Klinglehutz Construction.
BACKGROUND
The proposed remodeling of this residence includes removing the exiting garage wood frame
construction and constructing a new garage with a great room above.
The Building Inspections Department desires a structural engineering review of the foundation.
DESCRIPTION
The existing structure is standard wood frame construction. The garage faces the front of the
structure and is at basement level.

1. A site visit was conducted by John H. Dahlmeier of J. H. Dahlmeier Engineering Inc. on
March 3, 1997 to review the existing conditions.
2. The existing garage foundation consists of 8" wide concrete masonry block 16" high
supported on a 12" wide x 24" high concrete footing. The existing grade is just below the
wood framing. The footing bearing material is granular and sandy with a small amount of
clay.
3. The proposed floor framing will span to the exterior side walls; likewise, the roof framing
will span to the exterior side walls.
STRUCTURAL ANALYSIS
4. A structural engineering analysis was conducted utilizing construction documents prepared
for Hofer by Autumn Design, Index No. 407R-1, with a final date of 12/16/96.
5. Based on this analysis, the existing footing and 6" concrete masonry foundation wall can be
used for the proposed construction shown on the documents with the following provisions:
a. An additional 6" wide block will be installed.
b. Final grade will be raised to within 6" of the wood framing to provide adequate frost
protection (42") to existing footings. If grade is not raised to provide protection,
insulation will need to be installed.
c. Fill all cells of the 6" block to the footing with 3,000 psi concrete.
d. Further ensure that the footing to the front left wall extends 42" below grade or
provide insulation to protect this footing.
PROFESSIONAL OPINION
6. It is my professional engineering opinion that based on the above analysis and provisions
stated, the existing concrete footing and 6" concrete masonry foundation wall and footing are
structurally adequate for the proposed construction as shown on the construction documents.
