Dear Lyle:
We inspected the Caliber Builders site at 3329 Crystal Bay Road yesterday. The site has an existing
storm sewer draining through the center of the lot to the lake. The existing storm sewer system is
failing with respect to settled pipe sections and areas where pipe joints have separated. Caliber
Builders proposes to relocate the existing pipe along the east lot line.Final lot grading will include a
swale centered over the pipe to provide emergency overland drainage should the pipe become
plugged. We have the following comments with regards to engineering matters:
• The proposed design appears to improve the situation by replacing an aging and deteriorated
storm sewer system.
• We recommend that the applicant install a skimmer structure at the pond outlet south of the
railroad tracks to prevent debris from entering the pipe.
• Drainage and utility easements should be provided 5-feet wide over the pipe along the rear
lot line and 10-feet wide over the pipe along the east lot line.No above ground structures or
vegetation shall be permitted within the easement areas.
• All manholes should have watertight castings.

• Silt fence should be installed inspected and approved by the city prior to any further work on
the site.

Dear Bruce:
We inspected the site at 3329 Crystal Bay Road this morning. The following are inspection comments with
regards to engineering matters:
• The storm sewer manhole castings should be replaced with watertight castings.
• Both manholes need to be cleaned includi�ig removal of debris from the inverts and removal of
concrete fiom the steps.
• Inverts need to be installed and doghouses completed in both manholes.
• A minimum of 3 cubic yards of class 3 riprap should be mstalled downstream from the flared end
section.
