Refer to the current survey PDF. The yellow area is the previously existing home (allowed area), the pink is the buildable envelope per code setbacks (allowed area) and the blue represents areas that are outside of what we can approve (not allowed area).... You will need to revise your survey and plans to stay within the pink and the yellow lines. If you are building a different shaped house altogether than what was there before, you must stay within the code allowed hardcover level (35%) and structural coverage level (15%) with your proposal. Further, your revised survey should reflect ALL proposed improvements — sidewalks, patios, driveway, etc. and provide hardcover calcs to match. I provided the builder with the required building area based on the information provided to me by the City and my previous approved variance. I was told that as long as I stay at or within the height (roof) and perimeter of the previously approved dwelling I did not need a variance. The property exists in the LR- lA zoning district. This district requires a minimum of 2 acres and 200 feet of width with setback requirements as follows— 50'front and rear&30'side yard. Hardcover calculations are required to be submitted which reflect all existing and proposed hardcover improvements on the property. The proposed home is not an in-kind replacement of the previously existing home. The survey provided reflects a home that does not conform to any of the district setbacks and the properry is not conforming to the area and width requirements. Therefore variances are required. Attached is a variance application 1 . form. The next deadline for a variance application to be heard by the Planning Commission is Wednesday, December 19th at noon. The planning commission meeting is in January; City Council review is also required. Your building permit cannot be administratively approved at this time.
