To Whom It May Concern:
The above referenced property is zoned LR — lA, One Family Lakeshore Residential
District, requiring a minimum lot size of 2.0 acres and 200' of width at the street right-of-
way. The subject property contains approximately 6,309 sq.ft. or 0.145 acres and
approximately 50' in width at the right-of-way based on Hennepin County records.
Principal building setback requirements are 50' from the front property line, 50' from the
rear property line and 30' on the interior sides.
The lot is nonconforming in width at 50' where 200' is required and in area at 0.145 acres
when 2.0 acres is required. If the existing structure were destroyed, at minimum a
variance to lot area, lot width and setbacks would be required in order to rebuild on the
site. Based on the history of lot area and lot width variances for teardowns/rebuilds it is
likely that the City Council would grant variances, however structural coverage and
hardcover requirements must be met.
