It appears both proposed accessory structures will meet the required setback of 50°from Bayside Road and 10'from the east property line. It has two different versions of the proposed garage, a 24 x 24 and a 22 (n-s) x 24(e-w), which has been turned slightly to be parallel with the ditch on the east side. I did that to get as far away from the ditch as possible while still maintaining the setbacks on the other sides. These are only for discussion purposes... once you decide exactly what you want to propose I will eliminate the other versions and clean the drawing up a little. The hardcover calcs shown include the existing house and deck and the PROPOSED garage and a driveway leading up to it, although that is not shown on the drawing. I got called away to deal with something else before I was able to finish out there today, but I got the basics, and enough to have a discussion about this. There is a (very preliminary) drawing attached. The part that I forgot about when we were out there together is that there is a 50 foot front yard setback form Bayside Road. The proposed footprint I am showing would theoretically fit (24 x 24 garage), but I think we will find it is far too close to the creek at the east boundary (once I have the rest of that creek located). Because of that, you are probably looking at a variance request for that front yard setback. If I had to guess, you would have a decent shot at getting it, because: -all other issues are within the zoning code (hardcover, creek setback, etc). -the existing house is already far into the setback that you are seeking a variance on -there are trees that would remain that screen the proposed structure from the road -the topographical features unique to this lot makes it such that this is a much better location to build this building than where you could technically construct it legally under the zoning code. Going for the variance doesn't really change anything cost wise form my perspective, but it is an additional process /application/fee that you would have to go through with the city. i Sorry not to have better news for you but the front yard setback was the farthest thing from my mind when we were discussing this in the field.
