Dear Mr. Vang:
As per your request, we have reviewed the asbuilt swale at the
Nustrom/Olson property at 1725 Concordia Street in Orono. It is
our opinion that this swale, approximately 2 . 5 - 4 feet wide and
+ 4 - 6" in depth, will be able to handle tl-ie 100 year storm (or
5 . 9" rainfall in 24 hours) . The addition of an area of riprap as
shown on our survey and photo will prevent erosion to the swale and
keep the water from entering the neighbor' s property to the north.
I hope the enclosed information will document this swale to your

Dear Mr. Belawski;
Subject: 1695 Concordia Avenue Drainage
Enclosed you will find an as built drainage plan for the property at 1725 Concordia Avenue. A
new house was constructed on this property in 1993 which was in conformance with the City of
Orono hardcover regulations. These regulations are inplace to liinit the amount of stormwater
runoff froin building projects. A drainage swale was coizstructed on the north side of this
property to drain the water from the new house towards Lake Miiuletonka. The City's position is
that reasonable steps have been taken to limit stortn water drainage impacts from this project.
The area between Concordia Avenue and Lake Miruietoi-ilca in which your property is located is
very low and flat with ground elevations only a few feet higher than Lalce Miruletoi�lca, so it is
likely that there could be drainage problems such as ponded water in this area especially cluring
wet periods, and when the lalce elevation is high. The attached map, with 2' elevation contours
clearly shows the flat topography in this area.
In suminary, our positioti is that fhe City 17as taken adequate and reasonable steps to limit
drainage impacts related to the new house construction at 1725 Concordia Avenue and has no
fiirther legal responsibility in regards to tl�is issue.
