Hi Tim,
I'm not sure what you are asking for. The setbacks are 30 feet on each side,the existing house shows 19.1 feet from the
north property line and 11.7 from the south property line. I'd advise to stay within the footprint of the existing
structure.
I can't give predictions of success for a variance based on the information I have. It often boils down to, is the variance
necessary versus convenience, and is it impactful to the neighborhood.

Stanks for your propmpt response. Looks like the Dobbermans house is going be a lot smaller than what they
originally thinking.
I know that you have a new prospective of the house via the survey that you have drawn. Can you tell me what
the actual four house dimensions by foot and inch of the new house/garage would have to be to remain in
compliance with the new setbacks. From there we move on with our drawings.
One last request; on a rating of one to to with ten being the best case scenario for the homeowner; what would
be the odds the homeowner could get the side setbacks from 30 to 25 on each side from the city

The property addressed 1525 Bay Ridge Road is located in the LR-1A zonin�district and in Tier 1 of the
Stormwater Quality Overlay District which allows 25%of the gross area of the lot to be covered in
hardcover. Lots under 2 acres in size are allowed 15%structural coverage. Attached is the City's
information packet on Hardcover and structural coverage.
