The initial survey requires the existing and proposed topography to be shown. The as-built survey requires as-built topography to be shown. The property is located in Tier 1 of the Stormwater Quality Overlay District where 25%of the gross area of the lot is permitted to be covered with hardcover. Attached is our information packet on hardcover. The hardcover calculations are to be prepared by a registered land surveyor. Additionally, a protected tributary runs along the northern property line. According to Citv Code Section 78-1211 for watercourses,the ordinary high water level (OHWL) is the elevation of the top of the bank of the channel. Please show the OHWL on the survey as well as the 75' setback from the OHWL. If you have any additional questions, please don't hesitate to contact us. I guess my biggest question is does the City require full topo coverage for a detached garage in this situation? Also, I have been told that there is a 75 foot setback from the creek... first of all, is that correct... then, where is the 75 measured from? edge of the water? A certain contour line? or a delineated wetland line? i . . Also the survey requirements for Orono specifiy an as-built survey, but I wasn't sure if that was required for a garage.
