HomeMy WebLinkAboutResolution 2176 � �, ,. r � - ., , �; _ c�t� o� oR,oNo • RESOLUTION OF THE CITY COUNCIL � NO. � 2176 � ' • � • • A RESOLDTION GRANTING PRELIMINARY APPROVAL FOR A REPLAT OF OIITLOT D, HiTNTINGTON FARM APPLICATION NO. 1136 WHEREAS, Richard Hassel on March 25, 1987 filed a formal subdivision application with the City for the replat of Outlot D, Huntington Farm (hereinafter "the property"); and . WHEREAS, after due published and mailed notice in accordance with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning and Subdivision Codes, the Orono Planning Commission held a public hearing on April 20, 1987, at which time all persons desiring to be heard concerning this application were given the opportunity to speak thereon; and WHERB�iS, at their regular meeting held on May 11, 1987, the Orono City Council considered the subdivision application of Richard Hassel • (hereinafter "the applicant") , citing the following findings of fact: 1. The property is located within the RR-lA Single Family Rural Residential zoning district requiring a minimum of five (5) acres of dry land, two (2) acres of that dry land must be contiguous. 2. The property is part of a Planned Residential Development (hereinafter "P.R.D.") of 9 existing building pads requiring a total of 45 acres of dry lands. The Huntington Farm Plat consists of 57 acres of dry land. 3. The redesignation of Outlot D as an additional building pad within the existing P.R.D. can be supported by the total available acreage as follows: Existing Dry Acres = 57 Acres 10 Units Required = 50 Acres Outlot D = 3.7 Acres (Average building pad of Huntington Farm is 2 acres) 4. Outlot D is of a size and configuration that will allow itself to be developed without variances to the setbacks approved for building pads of the Huntington Farm Plat as follows: Front/Rear = 50 Feet Setback Side = 30 Feet Setback 5. Outlot D shall achieve access via the existing plat road known as . Hunt Farm Road. 6. Septic testing for the property confirms suitable soils for primary and alternate on-site sewage disposal systems. Page 1 of 2 _ .. ,. . . _ _ _.. _._ .__._,.. _ _ _ _ __.__ . ._._._._� _ � . . , � .._ . __..... . ._. __. . . _._..._._. . � , � Ci.t� o� ORUNO � RESOLUTION OF THE CITY COUNCIL �� NO. 2176 � ' • - • • NOW, THEREFORE BE IT RESOLVED, that based upon either one or more of the f indings noted above, the City Counci 1 of the City of Orono hereby approves the preliminary plat application of Richard Hassel involving the property legally described above, subject to the following conditions: The following list of final submittals must be submitted to the Zoning Administrator two weeks prior to the regularly scheduled Council meeting on the second and fourth Mondays of the month: 1. RECORD PLAT drawings in the form of two (2) mylar copies and one (1) copy reduced to 1"=200'. Drawing to include: a) Lot lines platted per final plat of Huntington Farm. b) Name plat - redesignate building pad as Lot 1, Block l, Plat Name. c) Redesignate drainage and utility easements along property lines as shown on final plat, Huntington Farm. • 2. LEGAL DOCUMENTS required: Provide amended covenants or other instrument that would reflect participation of new building pad in maintenance of road and open space areas, etc. 3. FEES TO BE PAID: Total Due $175.00 a) Park dedication fee per current schedule calculated as follows: $100.00 for single residential unit at 5 acre unit density b) Filing fee for plat and other associated documents: $75.00.
