We have received the revised survey, building plans and hardcover calculations,all dated 5/30/2013 and will begin
reviewing the new information.
Demolition Permit Application. The demolition permit application submitted needs additional information, specifically
items 1—4. A copy of the submitted application is attached.
Zoning Disclosure and Declaration. Before the existing principal structure can be demolished the enclosed Zoning
Disclosure and Declaration form must be signed and returned.
Escrow& Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal of an
escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City for out-of-
pocket costs incurred during the review of your plans. Additionally this escrow will guarantee conformance with City
Code Chapter 79 relating to erosion control and stormwater. The required escrow amount for this project is$2,500.
The escrow agreement is enclosed. The property owner must sign the escrow agreement and submit a check for$2,500.
Your project may trigger the Minnehaha Creek Watershed District's (MCWD) permitting requirements; please contact
the MCWD regarding your project. Please note,the City of Orono will not issue a building permit with a copy of MCWD
permits or documentation from the MCWD stating the proposed project does not trigger any of their permitting

comments are below. Please have your surveyor address his comments and submit an updated survey.
Also, we received your request to combine Lots 20&21, Hickory Hill and your request to change the address from
North Arm to Cherry Ave. Once we receive a copy of the deed, will submit your request for lot combination to
Hennepin County; we will review the address change request in-house. Further, we will continue to review and process
the permit application for the new home concurrently with your lot combination request.

It appears there is a spot elevation which may represent this information, but I can't clearly tell if it is for the
wall or something else.
• The silt fence should be extended along the east property line and wrap back north to the proposed driveway.

While reviewing the building plans for permit application #2013-00279 (for 1510 North Arm Drive) we determined the
proposed structure exceeds the 15% structural coverage limit based on the area of the property (City Code Section 78-
1685). The hardcover calculation sheet submitted indicates the property is 16,912 sf in area therefore you are allowed
up to 2,536.80 sq feet of structural coverage. According the information submitted, the house and porch total 2,681.00
sq. ft. exceeding the limit by 145 square feet.
Please revise your plans to meet the 15% structural coverage limit so that our plan review can continue.

On April 24, 2013 the City received a building permit application for a new principal structure. As we
started the review, we noted both properties addressed 1510 North Arm Drive, are two separate
parcels with two property identification numbers .(,�ID), PIDs 08-117-23-33-0078/79. Before a new
home can be built, the lots must be com�in�d ,fr�ta, ol�-Submit to me in writing the request to combine
the lots and the City will start the proc t "��e the lots with Hennepin County. Once we receive
documentation from Hennepin County t ��1'ots have been combined and have received a new PID the
survey must be updated to reflect the c mbination. The City will not allow a home to be built across
two PIDs.
Also, according to Hennepin County the property owner is not who is shown on the building permit
application. If the sale is recent, please subm�t a purchase agreement or closing documentation
showing new owner is Real Assets II. �
