My understanding in talking to the city is that this narrow lot could actually be buildable.
While our preference would be to have no additional driveways on North Arm Drive, if this lot was developed we would
not be able to deny access since it would be landlocked.
If a driveway permit request eventually is made to us,we will have to evaluate where the safest location should be.

I understand the preference for cherry ave access. We would like the 1520 property to be standalone for resale.

I obtained your contact information online in the access management brochure. I
recently build a home in Orono 3955 Cherry Ave, Onoro MN. Our lot has a small
adjacent plot of land. The address of the plot is 1520 N Arm drive, Orono MN
PID: 0811723330077. I am interested in purchasing the plot of land and I am
trying to determine if we would be allowed to build a drive way connecting to N
Arm Drive. Today the lot is vacant today and lacks a drive way. The banking
down the road currently does have some pitch to it. Given that can you tell me if
a drive permit would be issued by the Hennepin County?

NOTICE OF ZONING VIOLATION

Conditions exist on the indicated property which constitute a violation of
the followir.g section(s) of the Grono Zoning Ordinance:
SEC. 9.50. JUNR CARS, FURNITURE, HODSEHOLD FURNISHINGS AND APPLIANCES
STORED ON PUBLIC OR PRIVATE PROPERTY. It is unlawful to park or store
any unlicensed, unregistered or inoperable motor vehicle lacking
essential parts , household furnishings or appliances, or parts or
components thereof, on any property, public or private, unless housea
within a Iawfully erected building. Any violation of this Section is
declared to be a nuisance and upon seven days written notice to the
owner, as shown by the records in the office of the County Auaitor, ef
private premises on which such material is found, the City may remove
the same and certify the cost of such removal as any other special
assessment. For the purpose of this Section, an inoperable motor
vehicle shall be defined as Iacking, including but not limited to,
parts essential to operation, such parts being wheels, tires, motor,
arive train, hattery, or having two or more flat tires, or having the
interior, including the driver's position, used for storage in such a
manner that no person can operate the vehicle.
SEC. 9.55. MAINTENANCE OF PRIVATE PROPERTY.
Subd. 1. It is the duty of the owner of every vacant property and the
owner and occupant of every occupied property to maintain same in a
neat, clean and presentable manner free of any junk, debris, refuse,
litter, dead trees, or noxious �veeds, and to remove all other public
health or safety hazards therefrom.
X Subd. 2.. Grass and ��TeedG. The owner or occupant of every lot or
parcel shall regularly cut or otherwise maintain all grass and weec:s
thereon at a height of not more than six (6) inches.
Please take action to comply with the above ordinance requirement(s ) by
7/29/96 A follow-up inspection will be made at that time to verify
comp iance.
