ARTICLE 3- PROPOSAL SCOPE OF WORK AND COST ESTIMATE 3.1 The scope of work and cost are as set forth in the Project Plans, Specifications and Bid("Plans") attached hereto as the Proposal. Estimated Start Date: TBD Estimated Finish Date: TBD(estimated at X-X weeks completion) Special Note: Sunset CG was contacted by Eric Sims(owner)to assess inspection report conducted by CMT. The following scope of work is developed to address concerns within report. There are generally three repair strategies to consider(option 1 considered here) 1-Retrofit Stucco Repair(3'd party warranry available-subject to review) 2-Complete Tear Off(improve wall design)and install new siding on all sides 3-A combination of one and two if one elevation is catastrophic and the rest are performing well. Option 2 for a house of common size with stucco all four sides will likely exceed $100K+depending on options. Option 1 tends to come in a 30-40%of a full redo. And of course option 3 expenditures come in between 1 and 2(approx 50- 60%of option 2). Option 1 is ideal for those houses that appear through inspection and engineer review to be 90-95%healthy. With significant savings for retrofit repair,there are down sides where by the areas that appears to be dry via report,aside from maintenance(i.e. CaulWSeal)remain to have design flaws(poly in wall, no dam sill effort in rough opening of windows, etc.). It is our opinion (backed up by M WC protocol)that not every house requires a compete tear off and redo. If the house is ever brought into litigation,there are items lawyers can bring up that could be considered"not up to code"(far example two layers of 15#felt vs. two layers of Grade D)when the home was originally built. This could have a negative impact whether the code in question is valid or not. It is important that the home owner understand the risk/reward associated with a retrofit stucco repair vs.compete tear off and redo. Dam sill is not required on any given moisture readings less than 20%and no damage or missing substrate under window. Caulk and seal all other units with future testing to monitor areas. Future budget$750/window if required to retrofit dam sill in the future should additional reading show moisture. It is assumed the rest of the deck ledger is performing outside of this one area. (2 areas) Roof Flashin�- -No flat roof or dead valley issues presented within report. N/�4 Below Grade- - Although below grade stucco is not ideal considering current building practice/codes, correcting the issue in a hard coat(vs. EIFS)stucco setting is not always a feasible option. Especially when considering the need to correct the issue around the entire house. However, if it is determined that the plate line is low enough that the wicking affect can reach the plate line above (moisture reaches lumber)then corrections do need to be made. There a two natural options in this situation: One being to move the exterior grade down while improving slope and drainage. Second is to trim the stucco up, protect the plate line transition and install the weep at the desired height of 6"above grade. There are 3 potential areas were stucco at grade meets front stoop or concrete patia lt appears some coorection is required,we just don't know how far we need to go till nearest relieve until both onsite and/or have a chance to dig in. Allowance provided. (stardstop???) 3.4 CaulWSealants-Clean and Caulk - All windows(miter and mullion joints) Window Count=approx. XX windows,X doors -Minor Breaches(Outlets,hose bibs,fixtures, downspouts, shutters)Count=3-5 - Cracks in stucco or banding(if apply) Full caulk (Anderson Window-no miters) * +/-T&M with existing caulk. May or may not remove easily. 3.5 Stucco Patch and Refinish- Match color and texture as best as possible* (*the application of Elastomeric paint may be required to cover existing and patched stucco) -Areas listed above. Exact size of patch azea undetermined until demo begins. - Finish match, Elasto paint stucco(see below) (Arch pillars?above) *Spray Texture discussion. * with traditional base coat and traditional finish coat(cement based)and exact color match to finish coat in a spot repair basis is essentially impossible. As well,there is a curing process that is required for the finish coats to pull the color back after turning stark white during initial drying phase.
