Box 66 Orono, MN 55356 Crystal Bay, MN 55323-0066 March 24, 2009 RE: 2933 Casco Point Road PID: 20-117-23 31 0048 Zoning Status The above referenced property is zoned LR-1 C District, requiring a minimum lot size of .50 acre and 100 feet of width at the shoreline and 75 foot setback. The property has an existing lot area of .84 acres and approximately 80 feet of width at the shoreline and approximately 86 feet of width at the 75 foot setback. Principal building setback requirements are 75 feet from the lake, 30 feet from the road and 10 feet on the interior sides as well as an average lakeshore setback between neighboring homes. The existing house does not meet the 10 foot side yard setback requirement (on the North side), as noted on a 1994 survey. According to City records a detached garage was demolished in 2004. The lot is conforming in area at .84 acres when .50 acres is required. If the width at the lakeshore is at least 80 feet, a different structure could be built without a width variance. If the existing structure were destroyed, the home, in-kind could be re-built, same volume, same footprint, etc. If the structure were destroyed and a different structure constructed, hardcover and setbacks would need to be met.
