A RESOLIITION GRANTING �
PRELIMINARY APPROVAL FOR
A PLAT AT 2525 WOODHAVEN DRIVE
APPLICATION NO. 1019
WH$REAS, Ralph D. Martinson Associates, Inc., on March 28,
1986, filed a formal subdivision application with the City for
approval of a two-lot residential plat of property legally described
as:
. Lot 6, Block 1, Levering's Woodhaven, Hennepin County, Minnesota
(hereinafter "property"); and
WH$REAS, after due published and mailed notice in accordance
with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning •
and Platting Codes, the Orono Planning Commission hel� a public
hearing on April 21, 1986, at which time all persons desiring to be
heard concerning this application were given the opportunity to speak
• thereon; and
WH$R$AS, at their regular meeting held on May 12, 1986, the
Orono City Council considered the subdivision application of Ralph D.
Martinson Associates, Inc. noting the fol lowing findings of fact:
1. The property is located within the RR-1B Single Family Rural
Residential Zoning District requiring a minimum of 2 acres of
contiguous dry buildable land within each newly created lot.
2. The property has a total of 4.27 acres of dry buildable land.
3. Lot 1 contains 2.13 acres of dry buildable land. I,ot 2
contains 2.14 acres of dry buildable land.
4. Both Lots 1 and 2 meet the minimum width requirements of 200
feet. '

5. Both Lots 1 and 2 have been demonstrated to have suitable
sites for primary and alternate drainfields to serve the proposed
houses.
6. A� single family residence can be constructed on both Lots 1
and 2 without the need for further variances.
• NOW, THEREFOR$ BE IT RESOLVED, that based upon either one or
more of the findings noted above, the City Council of the City of
Orono hereby approves the preliminary plat for Ralph D. Martinson
Associates, Inc. at 2525 Woodhaven Drive per the preliminary plat
drawings by Coffin and Gronberg, Inc. dated March 28, 1986, subject to
the following conditions:

l. Dedication of the standard drainage and utility easements
along all property lines.
2. Payment of Park Fee of $200 for Lot 2.
� The following list of final submittals must be submitted to
the Zoning Administrator two weeks prior to the regularly scheduled
Council meeting on the second and fourth Mondays of the month:
1. RECORD PLAT drawings in the form of two (2 ) mylar copies
(three (3 ) mylars if property is torrens property) and one (1)
additional copy reduced to 1"=200'. Drawing to include:
a) Lot lines platted per preliminary plat drawings by
Coffin and Gronberg, Inc. dated March 28, 1986.
b) Dedication of "drainage and utility easements" 10' wide
along all perimeter property lines and 5' each side of
. internal property lines.
• 2. LEGAL DOCUMENTS required:
a) Title opinion addressed to the City. All owners,
mortgage holders or others with property interest indicated
therein shall sign the plat and all other documents affected
by such interest.
b) The applicant must provide certified copies of all
recorded easements currently affecting the property.
c) Applicant is advised that the County will require all
property taxes to be paid up before accepting the final plat
for filing.
3. FEES TO BE PAID: Total Due $275. 00
a) Park dedication fees per current schedule, calculated as
follows: 1 new lot at 2+ acres = $200.00.
b) Legal and Administrative review fees per current
schedule: $75.00.
Adopted by the City Council of the City of Orono, Minnesota
at a regular meeting held May 12, 1986.
