Therefore the following information is required: Specific Building Plans (2 sets) Details and Sections: Beam and Joist Sizes Hardcover Calculations. Review of your application cannot continue until the noted items are received. If the property is within hardcover limits and the structural plans are approved, a permit can be issued. An inspection will be conducted and if the deck meets applicable codes, the matter can be closed. Please contact the Building and Zoning Department at 249-4600 if you have any questions. The hardcover calculations indicate 34%hardcover in the 75-250'zone. City ordinances restrict lakeshore properties to 25%hardcover in the 75-250' zone. Your options would be to remove hardcover(for example,plastic under rock and/or narrowing the driveway)or to request a variance from the City Council. Based on past experience,I think the City Council would be reluctant to issue a variance in this case. They would first require you to remove nonessential hardcover, so I suggest you attempt to bring the property into compliance. If you are able to come into compliance, submit a revised calculation worksheet and the permit can be issued. If you have any questions, please feel free to contact me at my office.
