Exception: Regardless of size, every lot is allowed at least 1,500 square feet of structural coverage for a house and garage. The following is included in calculation of structural coverage: �0�`� �`�`�"� (1) All roofed structures more than six feet above grade level. S S 3 G�A�,�, �� � �L (2) Tennis courts, patios, decks and all similar open structures when partially or fully enclosed by fences, ra� � s or walls which extend more than six feet above grade level (If any portion of such structures extends more than six feet above grade level, the entire structure shall count toward lot coverage). (3) Building protrusions which are more than six feet above grade, including the building footprint, and the vertical projection of any parts of the building more than six feet above grade. (4) Bays or bay windows that increase the floor area (i.e., floor to ceiling) shall be considered lot coverage. Bays or bay windows that act solely as a window shall not be considered lot coverage. In determining the size of a lot wetlands are included but street or road easements are not. The lot must be contiguous and one tax parcel. HARDCOVER Hardcover and structural coverage are not interchangeable terms. Hardcover includes any impervious surface and is regulated only within the Shoreland District. Structural coverage generally includes only buildings and is regulated citywide on lots smaller than two acres. A lot of less than two acres in the Shoreland District is subject to both regulations.
