Hello,
I am currently in the process of(hopefully) purchasing a home in Orono at 2824 Casco and have a quick question about
home additions. We are interested in someday adding a garage on to the side of the house and I want to make sure it
wouldn't conflict with any city guidelines such as how close it is to plot lines. Are there any general guidelines you can

Mr. Decker,
Thank you for contacting the City of Orono with your questions. There are many unknowns, so a definite
answer cannot be given.
If an attached garage were to be added to the east side of the home it would have to be setback 30 feet from
the front property line.
If a detached garage were to be built, depending upon the size, it could be north of the home with a 10 or 15
foot setback. An updated survey including hardcover calculations would need to be submitted along with the
permit for the proposed structure.
Also, since the lot is under 2 acres, there is a limit on the structural coverage for the lot. Structural coverage is
limited to 15% of the lot size. According to Hennepin County the lot is .55 acres. Therefore, (43,560 x .55) x
.15 = 3,593.70 sq ft. is the structural coverage allowed on this lot. Structural coverage means house, deck and
shed. The survey we have on file is from 1993 and doesn't include the deck, so we are unable to determine
current structural coverage on the property.
I have forwarded your street improvement question to our consulting engineering for follow-up.

Hello again—while on your website I noticed there is also a major construction project in the works for Casco Pt. Can
you fill me in on how this could possible affect the property owners in the area? Specifically I am wondering if there is
