Because the garage modifications encroach into the required 10 foot side yard setback and the 30 foot street setback, the proposed changes to the garage are not allowed. Please advise if you wish to proceed with the portion of the permit relating to the house only. If so, our building official will review the information submitted and complete the review. The garage modifications would be disallowed or "red-lined" on the plans and would not be included in the permit. However, if you are interested in requesting a setback variance relating to the proposed modifications to the garage you should call me to schedule a pre-application meeting with planning department staff to discuss the process and requirements. I have attached a Variance Application packet for your information. If you wish to continue with the modifications to the home only, you should submit an escrow and escrow agreement, the escrow agreement is enclosed. The purpose of the escrow is to guarantee reimbursement to the City for out-of-pocket costs incurred during the review of your plans and to guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. A $2,500 escrow is required for all building permits. However, since there is no grading involved with this project the escrow amount for this project will be adjusted to $700. The property owner must sign the escrow agreement and submit a check for$700. Contemporaneously with the execution of this Escrow Agreement, since the project does not require and land alterations, the Owners shall deposit $700 with the City.
