I hope this helps: 1. An average lakeshore setback variance would be preferred to a 0 lot line setback on the rear/street(provided there is no neighbor opposition to this...); 2. The new house should not be located more lakeward than the existing; 3. 10'side setbacks should be maintained; 4. A minimum of a��vehicle length"space should be provided on the property to park in front of the attached front load garage (f20 feet?); Happy weekend. FYI -I'll be out of the office 7/29 through 8/1. We ended up with a front load (like it is today) to keep hard cover way down. The only area we need approval on is the rear yard setback. I believe we can easily hit the side yard, 75 foot, and average setback without a problem. We also will see big improvements on hard cover, side yard setbacks, and grading run off.
