You would need to conduct a title search to determine if there are any easements associated with this property. • Setbacks on all 4 sides? Setbacks for a principal structure Front: 75' plus average lakeshore setback whichever is most restrictive. Side: 10' Rear: 30' • Setbacks to detached garage, if different than house? Setbacks are dependent on the structure type and size. See attached information packet on Accessory Structures. Please note this property is located in the LR-1C zoning district. • Maximum lot coverage? Hardcover—25% (Hardcover information packet attached) • Maximum building coverage? Structural Coverage 15% (Structural coverage information sheet attached) • Maximum building height & how calculated? 30 feet and 2%stories. See attached information sheet on Building Height. • Maximum detached garage/out buildings?
