1. All documents executed outside of Bumet Title's Offices will be subject to review, audit, validation, and possible
further requirements as deemed necessary by Bumet Title. We require a Burnet Title Notary Certification Form
together with a photocopy of the personal identfication to be presented at the closing for review and audit Any
documents without a Bumet Title Notary Certification Form and a copy of Identification must be submitted for review
and audit at least 2 days prior to closing. Documents may be rejected if Bumet Title is unable to validate the

Schedule B of the policy or policies to be issued will contain exceptions to the following matters unless
the same are disposed of to the satisfaction of the Company (all clauses,if any,which indicate any
preference, limitation or discrimination based on race,color, religion, national origin or other protected
category are omitted from all building and use restrictions, covenants and conditions, if any, shown
herein):
A. GAP COV ERAGE: Defects, liens, encumbrances,adverse claims or other matters,if any, created,
first appearing in the public records,or attaching subsequent to the efFective date hereof but prior to
the date the Proposed Insured acquires of record for value the estate or interest or mortgage thereon
covered by this Commitment. Note: This exception will be removed from all ALTA policies
issued by Bumet Title,if Burnet Title provides insured closing services and the Company
requirements as they pertain to"Gap Coverage"have been complied with.
B. STANDARD EXCEPTIONS: The following Standard Exceptions will remain on all poliaies
issued unless eliminated in whole or in part by Section B-1 or by Endorsement after the Company
has completed a risk assessment which may inc(ude a lien audit, property inspeetion, plat
drawing,or other documentation. There will be an additional service fee for any risk assessment
requested.
1. Rights or claims of parties in possession not shown by the public records.
2. Any encroachment, encumbrance,violation,variation or adverse circumstance affecting the

faith(a)to comply with the requirements hereof,or(b}to eliminate exceptions shown in Schedule B, or(c)to acquire or create the estate or
interest o mortgage thereon covered by this Commitrnent. In no event shall such liabil'ity exceed the amount stated in Schedule A for the
policy or policies committed for and such liability is subject to the insuring provisions and Conditions and Stipulations and the ExGusions

Schedule B of the poficy or policies to be issued will contain exceptions to the following matters unless
the same are disposed ofto the satisfaction ofthe Company (all clauses,ff any,which ihdicate any
preference, limitation or discrimination based on race,color, religion, national origin or other protected
category are omitted from all building and use restrictions, covenants and conditions,if any,shown
herein):
A. GAF COV ERAGE: Defects, liens,encumbrances,adverse claims or other matters,if any, created,
first appearing in the public records,or attaching subsequent to the effective date hereof but prior to
the date the Proposed Insured acquires of record for value the estate or interest or martgage thereon
covered by this Commitment. Note: This exception will be removed from all ALTA policies
issued by Bumet Title,if Burnet Title provides insured closing services and the Company
requirements as they pertain to"Gap Coverage"have been complied with.
B. STANDARD EXCEPTIONS: The following Standard Exceptions will remain on all poliaies
issued untess eliminated in whole or in part by Section B-1 or by Endorsement after th e Company
has completed a risk assessment which may include a lien audit, property inspection, p{at
drawing,or other documentation. There will be an addfional service fee for any risk assessment
