VARIANCE REQUESTS
517 Ferndale North is an existing parcel. Denali Custom Homes is pro-
posing to build a new home for the owners of the parcel, Mr. and Mrs.
Steve Andersen. Problems finding areas for the septic system have
been uncovered. A number of variances are being requested. Without
the variances the Andersens would not be able to use the property as
the zoning permits. The Variances are as follows:
1) Septic is a split mound system/two mounds to maintain staying on
the contour.
2) 2 - 1500 gal. septic tanks outside the buffer area:

3) 1 - 2000 gal. pump tank outside buffer area:

4) lst mound of a 2 mound system:
Request: 16' from wetland (part in buffer) setback of 50' .

5) 2nd mound of the 2 mound system:

I am going to approve the variances with stated hardships in this report
and letter of variance requests, with the following conditions being

District for approval in letter form.
2) Pre-treatment be provided to help protect wetland. Information on

I am following up to the letter you sent regarding the application for the above address. I have broken down the notes
below so they would be easy to follow:
1.Certificate of Survey: There is a proposed patio that inadvertently was shown on the plan set. The
homeowner's are working with the landscaper and have not finalized exactly what they are going to do or
materials used for certain areas, ie: lower level patio, pool patio,walking paths. Our hardcover area is only at
7.71%,which is well below the allowable. If you would like,when the landscaping plan is completed and I know
exactly what will be installed, I could have Mark Gronberg put this together on the As Built survey along with the
hardcover recalculations.
2. Property Owner: I have put the property owner's information on the building application form and attached
the Hennepin County Tax Valuation and Payable printout. If there is another document you need, please let me
know.

On January 5, 2015 the City received a building permit application for a new single family home at 517 Ferndale Road
North. Staff conducted a preliminary review based on the information provided and recommends the following items
be submitted or revised in order for your application to be considered complete and for the plan review to continue:
1. Certificate of Survey. A survey was provided however the building plans show a proposed patio which is not
reflected on the survey. Please provide two copies of an updated, full size certificate of survey which meets
all of the City's survey standards (enclosed). Also the survey does not ref/ect any proposed landscaping.
Please note our new permit requirement below for any exterior/landscaping improvements.
2. Property Owner. There was no property owner information listed on the application. Hennepin County
shows the Andersen's own the property. Please submit proof of ownership.
3. Building Height. In order for this home to meet the City's hei�ht requirement the highest window shown on
the Front Elevation (1/1) must be removed. Please advise if you want to submit updated plans or if you want
us to redline the window.
4. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require
submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement
to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will
guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required
escrow amount for this project is$2,500. We acknowledge receipt of$2,500 from Denali Custom Homes for
the escrow,but be aware per the City's policy the escrow money will be refunded to the property owner of
record at the time of release. Please have the property owner sign the enclosed escrow agreement and
return.

all that work! Just wanted to touch base to let you know and also that I will be swinging by today to get the permit for
the house. I still don't know how much the permit is, but just have someone give me a call regarding the dollars and I
will have a check made out today. I believe we have already given a check for plan review and for the escrow of$2500.
Please let me know if there is anything else you can think of. Just think, I will actually get this started prior to your
