Dear Mr. Rennick:
Your application for a building permit to construct a new house at 3799 Casco Avenue is being
returned to you because it is incomplete, the house exceeds the height limit of 2'/z stories, and a
lot area variance may be required.
The survey does not indicate the area of the lot. To qualify for a building permit without a
variance it must have an area of 17,424 square feet. If the property requires a variance you may
find information about applying for a variance at the City's website (www.ci.orono.mn.us, select
licenses and permits from left hand menu, then permits from left hand inenu, the scroll down to
variance application under applications) or you may picic up a packet at City offices.
The height limit is 30 feet and 2.5 stories. The lowest level is not included in the count of stories
the as long as the floor of the lowest level is at least six feet below existin grade for at least 50
percent of its perimeter. Six feet above the proposed lowest floor elevation would be 951.
Existing grade adjacent to the foundation of the lowest level is never higher than about 949.

you must include when you resubmit the application.
