Mr . Madden:
I have been receiving a number of complaints tha-t your property
is in violation of the City zoning code .
On April 14 , 1983 , I conducted an inspection on the above subject
property, which revealed the following violations:
1) Inoperable vehicle on blocks, license has expired and is stored
in a required yard area.
Violations : Orono Zoning Code Sections 38 . 201 , 38 . 230 - Orono
Municipal Code Sections 82 . 040 (b) (c)
2 . Junk and debris along the west side of the garage .
Violation : Orono Zoning Code Section 37. 130 , 37 . 120 Orono
Municipal Code Section 82 . 030 (b) , 82 . 040 (b)
3 . Snowmobiles parked all over the lot, rear and both sides.
Violation : Orono Code Section 37 . 120
4 . Wood, brush, and other debris located in rear and side yards.
Violations : Orono Zoning Code Section 37 . 120 , 37 . 130 Orono
Municipal Code Section 82 . 020 , 82 . 040 (b) (c) (e)
This letter is being written to inform you that corrective action
must be taken within eleven (11) days (May 2 , 1983) .
Your failure to eliminate these code violations will leave no alternative
but to issue citations for the violations and refer the matter to the
City Attorney for appropriate legal action.

Re: 3759 Casco Avenue - Zoning Violations
Dear Mr. Madden:
I have inspected your property in the past for zoning code
violation. I again have started receiving complains, therefore,
an inspection was conducted at your property which revealed the
following:
1. unlicensed and possibly inoperable vehicles on property;
2. inoperable snowmobiles in yard;
3. refrigerator stored outside;
4 . house from exterior appears to be in a state of
disrepair;
5. piles of fire wood;
6. high weeds.
I am writing this letter to inform you that corrective
action is required as follows:
1. All vehicles must be operable and licensed unless stored
in garage pursuant to Orono Municipal Code Section 9.50.
2. SnowmobiZes must be stored within a garage or shed,
pursuant to Orono Municipal Code Section 9.50.
3. Refrigerator - remove if inoperable or store in garage
if operable and you wish to keep it, pursuant ta Orono
Municipal Code Section 9.50.
4. Repair and paint house to stop any wood rot or other
deterioration of structure, pursuant to Orono Municipal Code
Section 9.55, Subdivision 1.

therefore, corrections must be done within 14 days (August 12,
1986). If not corrected citations will be issued and and matter
will be referred to the City Attorney for appropriate legal
action.

STORED ON PUBI,IC OR PRIVATE PROPERTY. It is unlawful to park or store
any unlicensed, unregistered or inoperable motor vehicle lacking
essential parts , household furnishings or appliances, or parts or
components thereof, on any property, public or private, unless housed
within a lawfully erected building. Any violation of this Section is
declared to be a nuisance and upon seven days written notice to the
owner, as shown by the records in the office of the County Auditor, of
private premises on which such material is found, the City may remove
the same and certify the cost of such removal as any other special
assessment. For the purpose of this Section, an inoperable motor
vehicle shall be defined as lacking, including but not limited to,
parts essential to operation, such parts being wheels, tires, motor,
drive train, battery, or having two or more flat tires, or having the
interior, including the driver's position, used for storage in such a
manner that no person can operate the vehicle.
X SEC. 9.55. MAINTENANCE OF PRIVATE PROPERTY.
Subd. 1. It is the duty of the owner of every vacant property and the
owner and occupant of every occupied property to maintain same in a
neat, clean and presentable manner free of any junk, debris, refuse,
litter, dead trees, or noxious weeds, and to remove all other public
health or safety hazards therefrom.
Subd. 2. Grass and �4eeds. The owner or occupant of every lot or
parcel shall regularly cut or otherwise maintain all grass and weeds
thereon at a height of not more than six (6} inches.
Please take action to comply with the above ordinance requirement( s ) by

otherwise maintain all grass and weeds thereon at a height of not more than six (6) inches.
