Subdivision 1. Type of data. The rights of rndividual on whom the data is stored or to be stored shall be as set forth rn thrs section. �

On the site plan on page A1.1, the label referring to the Lowland Creek

SPECIFICATIONS
Site Work
1) Compact backfill against foundation wall in maximum 12" lifts to a minimum density of 95% standard
procter. Backfill material adjacent to foundation walls to be granular fill.
2) Slope all grades and exterior slabs away from building foundation.
3) General Contractor to provide all site demolition work shown on the drawings or as required.
4) At all grading of 5% or greater Contractor shall provide and install 100% biodegradable jute mesh
erosion material over Owner approved seed. Provide sod staples(6"x1")w/ 11 gauge wire per mfr.
Specifications.
5) At completion of contract Contractor shall:
a) Fill any and all ruts, mounds, irregularities in lawn created by construction vehicles or other
equipment.
i) Grade sufficiently for seeding
ii) Apply owner approved seed
iii) Provide straw covering or jute mesh (as above)

Rouqh Carpentry
1) See Notes on Structural Drawings for additional specifications.
2) All plywood shall be APA graded as required for thicknesses and locations shown on the Drawings.
3) Exterior sheathing to be 1/2" plywood.
4) Install Tyvek Homewrap (or approved equal) over wall sheathing.
5) Wood for exterior trim (locations as noted on drawings)to be redwood, cedar.
6) Provide 5/8" particleboard underlayment at carpeted floors.
7) Provide all necessary blocking in walls for handrails, towel bars, curtain rods, shetf standards, closet
accessories, etc.
8) 1/2" USG "Durock"will be installed on floors to receive ceramic tile and at shower walls, coordinate
this work with gypsum board and tile subcontractors.

Masonry / Stonework
Use Cultured Stone by Stone Products Corp.or approved equal in style as selected by Owner. Installation
by mason per manufacturer's specifications.
1) Contractor shall employ and pay services of independent testing laboratory to perform any specified
services and testing required by Building Inspector.
2) Deliver and store material in a manner which prevents deterioration or damage. Materials shall be
obtained from a single source for each type of material required (face brick, cement, sand, etc.) to
ensure match of quality, color, pattern and texture.
3) Do not lay masonry or stonework, repoint, caulk, wash down or wet surfaces when temperature drops
below 40 degrees F. within 24 hours. Follow cold weather procedures as set out in ANSI A41.1 when
temperatures drop below 40 degrees F.
4) Protect persons, motor vehicles, surrounding surfaces of building and surrounding buildings from
injury resulting from masonry work.
5) Prevent damaging dust, debris, mortar, chemical cleaning solutions from coming in contact with
pedestrians, vehicles, landscaping, buildings, and other surfaces which could be injured by such
contact.
6) Dispose of debris and run-off from cleaning operations by legal means and in manner which prevents
soil erosion, undermining, of paving and foundations, damage to landscaping and water penetration
into building interiors.
7) Protect sills, ledges, and projections from mortar droppings by the use of plastic covers, masking or
other means, and remove at the completion of work.
8) Stone type shall:
a) match sample to be provided for approval by Owner.
9) Provide allowance in your bid for the replacement of defective stone.

1) Fiberglass insulation shall be friction-fit of R-values shown on Drawings.

3) Attic ventilation provided by soffit vent as shown on the Drawings and ridge vents.
4) Provide 6 mil polyethylene vapor barrier at inside face of all exterior walls and ceilings.
5) Provide sill sealer at all areas between concrete block and wood framing.

6) Caulk at perimeter of all penetrations through exterior walls including windows, doors, and wall vents,
etc.
7) 2" rigid insulation at new foundation perimeter to be Raylite"Under-R" by Minnesota Diversified
Products, Inc. or 2"extruded polystyrene, "Styrofoam,"or equal.
Water proofinq
1) Provide water proofing at new concrete foundation walts. Water proofing to be Bituthene, or equal.
Provide protection board.
Metal Roofinq
1) Supply and install a metal (standing seam) roof system as selected by Owner. Material shall be
Galvalume or as specified by Owner.
2) "Ice and Water Shield"will be installed in areas subject to moisture infiltration such as eaves, valleys
and along any walls that meet roof slopes and extending 6 inches up the walls.
3) One layer of red rosin paper will be mechanically fastened over the underlayments. The red rosin will
act as a slip sheet between the metal panels and the underlayments.
4) Provide all keeper strips, flashing, etc. as needed for proper installation.
5) Venting shall be provided at all ridges.
Flashinq & Sheet Metal
1) Furnish all necessary materials, labor and equipment for the complete installation of flashing and
sheet metal as shown on the drawings and specified herein.
2) Reference standard: Architectural Sheet Metal Manual, Sheet Metal and Air Conditioning
Contractor's National Association.
3) Fasteners to be the same metal as material being fastened. Stainless steel otherwise; screws for
aluminum shall be stainless steel.
4) Fasteners such as nails, screws, bolts, etc., shall be of same materials as flashing on which they are
used. They shall be of type ad size as shown on Drawings or specified herein. All fasteners exposed
to the weather shall have neoprene washers under heads to ensure watertightness.
5) Sheet Metal to Wood: Screws shall be zinc or cadmiun plated No. 8 minimum size and of sufficient
length to penetrate 1-1/4" into wood. Installed withdrawal resistance shall be a minimum of 150 Ibs.
Per screw.
6) Sheet Metal to Sheet Metal: Self-tapping zinc or cadium plated steel metal screws of'/z" length and
a No. 3 minimum size.
7) Neoprene Washers: Neoprene laminated to metal washer, equal to"Weatherseal" as manufactured

16) Sheet metal work shall be of material and gauge specified, and shaped to instatl in strict

17) Plane surface shall be free from waves or buckles.
18) All exposed metal edges to be turned back into hemmed edge.
19) Use elastomeric sealant where necessary to make a watertight installation, including foam backer
rod where necessary to make a good sealant joint.
20) Screw fasteners are to be turned into place rather than driven.
21) Facia, Coping, Cap Flashing, Counterflashing and Keeper Strips: provide preformed, soldered cap
flashing extending out 1'-0" maximum in each direction at corners and intersections of new sheet
metal cap flashings, or provide locked, folded vertical corner with lapped inside corner sealed with
elastometic sealant, fastened with screws or rivets.
22) All intersecting counterflashings, except fascia counterflashings, are to be lapped 3" minimum,
securely fastened, and fully sealed with an elastomeric sealant.
23) Outer edge of cap flashing of roof edges to be fastened with continuous keeper strip fastened to

Doors and Windows
1) All exterior windows and French Doors shall be by Andersen.
a) Window Schedule provide in the Drawings.
2) The"Architectural Woodwork Quality Standards" by Architectural Woodwork Institute shall appty and
by reference are made part of this Specification.
3) AWI quality grade: Custom or better.
4) Guarantee: Manufacturer's Lifetime Warranty. This guarantee shall be submitted to the Owner in
writing in duplicate. This guarantee is required on wood doors.
5) Package, handle, transport and store at job site in a manner that will avoid damage or warping.
Store in space where to be installed a minimum of 48 hours before hanging.
6) Store doors flat on a level surface in a dry, well ventilated building. If doors are stored at the job site
for more than one week, edges should be sealed.
7) Cover doors(to keep clean and avoid discoloration)with an opaque covering that does not permit
light to penetrate. Covering must allow air circulation.
8) Doors should not be subjected to extremes of heat and/or humidity conditions. Relative humidity
should not be less than 30% or more than 60%.
9) Handle with clean gloves and do not drag doors across one another or across other surfaces.
10) Typical interior doors shall be flush panel hollow core doors(Birch or Maple finish)of sizes shown on
the Drawings.
11) Package, handle, transport and store doors and windows at job site in a manner that will avoid
damage or warping. Store in space where to be installed a minimum of 48 hours before hanging.
Gvpsum Wallboard
1) All gypsum board shall be 1/2" USG or equal unless otherwise indicated on plans. All gypsum board
shall have tapered edges with length to be as long as possible to minimize joints. Finish tape all
joints and corners. All exposed gypsum board edges shall be finished with corner bead or with USG
200 series or 800 series metal trim (fill bead). USG 400 series metal trim will not be permitted.
2) Moisture resistant gypsum board shall be used at bathroom location and as backing for ceramic wall
tile and at all locations where moisture is a problem.
3) At ceramic wall tile at showers and at ceramic floor tile provide 1/2" USG "Durock"or equal.
4) Install long axis of gypsum board perpendicular to long axis of framing members. Framing members
shall not exceed 16 inches o.c. For walls, install against studs with long dimensions starting at top of
stud. Stagger end joints so that no adjacent end joints line up. Run gypsum board through opening
and cut out or cope out gypsum board openings. Run gypsum across ceiling joints.
5) Apply gypsum board to ceiling and then to wall. To minimize end joints, use wallboard of maximum
practical lengths. Board shall be brought into contact but shall not be forced into place. Where ends
or edges abut, they shall be neatly fitted. Joints on opposite sides of a partition shall be arranged as
to occur on different studs. Fasteners shall not be placed less than 3/8 inches from edges or ends.

While fasteners are being screwed, the wallboard must be held in firm contact with the underlining
support. Attachment should proceed from central portion of the wallboard toward ends and edges,
power-driven with an electric screw driver, so screw heads provide a slight depression below surface
of gypsum panels without breaking face paper. Where wallboard is fractured or face paper is
broken, the screw must be removed and rest away from fractured area. Damaged ends or edges
must be removed. Metal corner beads shall be applied to all external angles. Corner reinforcing
beads shall be galvanized metal not less than 1-1/8"x 1-1/8".
6) Screws shall be 1 inch type S bugle head.
7) All wallboard shall be taped and floated in accordance with manufacturer's recommendations to
render a smooth wall, ready for painting. No joints or screw heads shall show.
Finish Carpentry
1) Supply and install complete finish carpentry work as shown on the Drawings and as specified herein.
Work includes installation of interior trim and hardware and wood flooring.
2) Verify all dimensions shown on the Drawings by taking field measurements. Proper fit and
attachment of all parts is required.
3) Coordinate with all other trades as required to complete work to the satisfaction of the Architect.
4) Deliver all materials under protective cover and store within dry enclosed area.
5) The following standards apply to work of this section except where more stringent requirements are
specified herein: Architectural Woodwork Institute Quality Standards, Western Wood Products
Association Manual, American Wood Preserves Association Specifications.
6) Back-paint all wood surfaces inaccessible and unexposed after installation before delivery with an
approved primer. Prime coat all unfinished metal parts.
7) For installation, use only hot dip galvanized or aluminum finish or casing nails. Set nails for putty
stopping in surfaced members. Hammer marks not acceptable on any exposed finished surface and
may be cause for rejection of work by the Architect.
8) Make all end splices exposed in finished members bevel splices and not square butted. Install
members in as long lengths as possible.
9) Install work to details shown, plumb, level and to line and securely anchored. Make scribes where
required accurate. Miter corners of trim.
10) Provide and install other miscellaneous millwork items and related work required to complete work of
this section.
11) Prepare all woodwork installed hereunder by cleaning and sanding as required to receive finishes
specified in Painting Section.
12) Hardwood floor as approved by Owner laid perpendicular to decking over red rosin paper, over
existing sub-floor or 3/4"T&G plywood sheathing.
13) All interior trim to be Birch or Maple. Size per Drawings.
14) All adjustable closet shelving to be 3/4" particleboard with hardwood edge.

15) Kitchen cabinets shall be Mouser(all piywood). Provide and install cabinets as noted on the
Drawings.
16) Kitchen counters shall be honed granite.
17) Erection of millwork:
a) Millwork, cabinetwork, doors shown on the Drawings and specified shall be erected in a neat
substantial manner.
b) Work shall be left smooth, free from hammer or tool marks, slivers and open joints.
c) Joints shall be absolutely tight.
d) Work shall be plumb, square, level and true.
e) Face nails shall be set and ready to puttied.
18) Finish Hardware
a) Receive and store finish hardware.
b) Properly sort, tag and file keys.
c) Finish hardware is to be installed in strict accordance with the manufacturer's instructions.
d) Hardware shall be fitted before final coat of paint or stain is applied, but shall be applied after
painting is completed.
e) Hardware shall be set plumb and true, properly fastened and adjusted to work properly.
Ceramic Tile and Stone Flooring
1) Owner shall select and supply all Ceramic wall and floor tile. Provide per square foot allowance.
2) Install tile over cement bed, Durock or moisture resistant gypsum board backer with USG Durabond
2001 Adhesive or D50/DL16 Thin-set mortar.
3) Layout tile such that wall and floor joints align and, to the extent possible, all tiles are larger than 1/2
size. Utilize trim shapes for cove base, inside and outside corners and bullnose edges.
Paintin
1) Sub contractor providing the work of this section shall examine the Specifications for the various
other trades and shall familiarize himself with their provisions regarding their painting. He shall
understand that surfaces that are left unfinished by the requirements of other specifications shall be
painted or finished as part of this section.
2) The Owner will select colors from the Contractor's approved products. However, he shall not be
required to restrict his selection to such colors. If color selections are made that are not in the color
line of the paint approved, submit in duplicate for approval 8"x 10"color cards showing the selected
color in the paint to be furnished. Architect's approval of colors will be required before any painting
commences.
3) Unless otherwise specified, painting systems are specified using the products of Pratt& Lambert Co.,
to establish standards of quality. Comparable systems of O'Brien. Benjamin Moore, Shervvin
Williams, Glidden, Devoe& Reynolds, Diamond Vogel, and Cook are acceptable. Systems other
than Pratt& Lambert or that specified, require approval by the Owner for substitution.

4) Use the materials of the same manufacturer for each system unless approved by the Owner.
5) Only solvents recommended by the paint manufacturer shall be used. Do not thin or othervvise
modify any material except at the manufacturer's direction.
6) Deliver materials in the original containers, with seals unbroken and labels intact.
7) Subcontractor shall examine the surfaces to be finished prior to commencing work. If woodwork,
metal, or any other surfaces to be finished cannot be put in proper condition for finisher by customary
cleaning, sanding, and puttying operations, notify the Contractor in writing or assume responsibility
for and rectify any unsatisfactory finish resulting.
8) The workmanship shall be of the very best, employing only skilled mechanics. Spread the materials
on in even, thorough coats without runs, sags, or other blemishes.
9) Surfaces to be painted shall be cleaned and free of loose dirt and dust before painting is started.
10) Necessary puttying of nail holes and cracks shall be done after the first coat with putty of color to
match that of the finish.
11) Metal surfaces shall first be washed with mineral spirits to remove any dirt or grease before applying
materials. Where rust or scale is present, it shall be wire brushed or sandpaper clean before
painting.
12) Coats shall be thoroughly dry before applying succeeding coats.
13) Surfaces of millwork shall be back primed before installation.
14) Tops, bottoms, and edges of doors shall be finished to match the faces after they have been fitted by
carpenter.
15) Doors shall be prepared for hardware, fitted into the frame, and undercut by the carpenter prior to
any finishing (paint, seal, or varnish) by the painter.
16) Exterior painting shall not be done while the surface is damp or during rainy or frosty weather.
17) Discard containers as they are emptied. Reuse is prohibited.
18) Store materials in one place where directed. Protect walls and floors of storage rooms. Remove
from the building every night oily rags and waste.
19) Protect own work as well as adjacent work and materials by covering during process of work.
Remove paint and varnish spots form floors, glass, and other surfaces when work is completed.
Remove rubbish and accumulated materials, leaving premises in a clean and orderly condition.
20) Items to be included with those noted on the Drawings or Specification, but not limited to are:
a) All gypsum board walls.
b) Exposed structural and miscellaneous metals.
c) Exposed piping.
d) Siding and trim.
e) Hardwood flooring and stairs.
21) Seal or apply finish to surfaces, exposed or concealed, backs and edges of wood items to receive a
finish that include, but are not limited to: wood window stools and trim. Sealers shall be applied
before items are installed.

4) Provide other materials not specifically described but required for a complete and proper installation,
as selected by the Contractor subject to the approval of the Owner.
5) Examine the areas and conditions under which work of this Section will be performed. Correct
conditions detrimental to timely and proper completion of the work. Do not proceed until
unsatisfactory conditions are corrected.
6) Immediately prior to installation of the work of this Section, thoroughly clean substrate and remove
oil, grease, paint, varnish, hardeners, and other items that would adversely affect the bond of the
adhesive.
7) Make substrata level and free from irregularities. Assure one constant floor height after carpet is
installed, filling low spots and grinding high spots as required.
8) General installation: Stretch carpet in manner recommended by manufacturer. Scribe the carpet
accurately to vertical surfaces. Align the lines of carpet, as woven, using no fill strips less than 6
inches wide, laying all carpet in the same direction unless specifically directed otherwise by
Architect..
9) Seams: Locate seams to the maximum extent practicable out of the way of traffic. Fabricate seams
by the compression method using a butt joint and properly bead and seal. Do not stretch seams.
10) In addition to the cleaning requirements stated elsewhere, thoroughly clean carpet and adjacent
surfaces prior to final acceptance of the carpeted areas by the Owner.
