Dear Greg:
Per your request, I have visited your home at the above referenced address in order to review the structural condition of
your exterior deck and adjoined fireplace. It is my understanding that this area's condition was identified by a potential
buyer,who retained an engineer for a limited structural inspection of your property.
Documentation and Background
I have received a copy of the report prepared by Paul Schimnowski, a professional engineer licensed in the state of
Minnesota,who was hired by a prospective buyer. No other drawings of the existing construction were provided.
Visit to the Site
On October 1, 2015, at 7:OOAM, I met on site with you, your wife Lynn, your Real Estate agent Catherine Wersal, and Jay
Mittlestaedt, the general contractor for the addition in 2007 that included building the fireplace of interest. I observed the
fireplace and deck framing,took photos,and measured portions of the structure for further analysis.
Description of Property and Basic Structure
The house is a two story with a walk-out basement to the southwest. Per public tax records (Hennepin County), the main
house was built in 1988. Several Alterations an additions have since been performed, including the fireplace, reportedly in
2007. Also, according to the reaitor's records disclosed on the MLS listing, some alterations included stripping the structure
to its foundation and rebuiiding. According to the remodel contractor, the house is a conventionally-framed wood structure
on typical foundation walls and spread footings.
Area Reviewed
The general area of inquiry was the exterior deck and fireplace at the southwest elevation of the house, as indicated in
Photos 1 and 2. The fireplace and chimney are wood-framed and sheathed, with adhered cultured stone veneer. The
chimney is intersected by a small, low, overhanging roof.The framing and sheathing is covered with finishes, but is reported
to be built integrally with the wall framing, providing support for the weight of the upper portion of chimney. The lower
portion of the chimney bears the majority of its weight on the exterior wood-framed deck, incl�ding a precast concrete
hearth. The deck joists are doubled 2x12 @ 16" OC at the area supporting the fireplace and hearth. The deck framing is
connected to the house with a treated 2x12 ledger lag-bolted into the floor structure. The exterior edge of the deck is
supported with a 3-ply 2x12 rim beam, one ply of which is interrupted for the attachment of deck posts, leaving an effective
2-ply beam intact.The rim beam is supported on nominal 6x6 treated posts, which bear on poured concrete piers, tapered
outward toward their bottom.

Observations and Comments
In general,the deck structure was observed to be in good condition,with a few minor items we recommend to be addressed,
as well as the support of the chimney, which we review in more detail below. No failed members were observed, and while
deflection was visible in a couple areas(discussed later), the deflections do not appear to exceed code-suggested limits, and
are not judge to be excessive in our opinion.
A few minor items of note were observed that are not directly related to the chimney:
1. There are a few joist hangers without proper nailing to the ledger board.
2. There are no visible connections from the top of each post to the deck framing.
3. The post spacing at the southwest edge of the deck appears irregular,and is reported to be a result of underground
tanks in the vicinity.
Chimney and supporting deck framing:
4. The masonry veneer on the fireplacQ and chimney is an adhered, cultured stone that is supported by its back-up
structure rather than at its bottom edge.Some comments regarding this construction:
a. While it is not typical to support full-thickness veneer or structural masonry on wood framing, and there
are code provisions against such configurations, the support of an adhered veneer is somewhat different.
An adhered veneer,which by definition has its weight supported by adhesion to a back-up structure, often
relies on wood framing for support.
b. Where wood framing serves as a backup wall to support an adhered veneer,the veneer is more sensitive to
minor deflections than a more flexible cladding such as siding. As such, it is most typical, and preferred to
bear directly on a concrete or masonry foundation wall. However, where wood framing members are
adequately sized both to provide sufficient strength and limit deflection, adhered masonry veneer can
perform appropriately.
5. There is a minor separation between the adhered masonry veneer and the house wal�, indicative of very slight
deflection of the deck joists bearing the weight of the fireplace and veneer. This separation is less than 1/8", and is
not considered excessive.
6. Existing installed joist hangers supporting the doubled 2x12 joists are "Simpson LUS210-2Z" attached to the treated
2x12 ledger attached to the house.
7. There are existing windows framed into the house wall below the deck and chimney.There appears to be slight, but
visible deflection of the headers, with no other signs of distress. The windows are reportedly operational, and the
deflection is not considered excessive(Given that the framing is covered,no further evaluation was sought).
Analysis
Based on field observation and measurements, I reviewed the deck structure and analyzed the existing members based on
code-prescribed loading. Per the Minnesota State Building Code 2015, I considered live and snow loads of 40 and 35 pounds
per square foot (psf), respectively. I used the thickness of the adhered veneer and its typical weight, and estimated the
weight of framing and fireplace insert.We assumed the that weight of the veneered fireplace surround as well as a portion of
the chimney above is bearing on the deck framing, based on description from the contractor as well as industry-standard
building techniques.The following summarizes our findings:
• The existing (2) 2x12 @ 16" OC are adequate to support the loads imposed, and under the design loads would be
expected to perform without exceeding deflections as suggested by code.
• The existing Simpson LUS210-2Z hangers are an appropriate selection for the imposed load, based on the
manufacturer's product documentation.
• The treated 2x12 ledger against the house is adequately sized.
• The connection of the 2x12 ledger to the house appears to be undersized for the estimated dead loads in combination
with code-prescribed live loads. Since the exact framing configuration cannot be discovered without removing
finishes, and the weight of the chimney cannot be assumed to be completely supported by the house wall, we
recommend supplementing or relieving this connection.
• The rim beam at the outer edge of the deck is undersized for the estimated dead loads in combination with code-
prescribed live loads. We recommend reinforcing this beam or installing additional posts to shorten the effective
span of the existing beam.

Recommendations
Based on our on-site review and subsequent analysis,we recommend the following(corresponding with observations 1-7):
1. All joist hangers should be reviewed for proper nailing, and appropriate nails or manufacturer-approved screws
should be installed in place of any missing, loose, or damaged nails. Connectors should be hot-dipped galvanized or
otherwise approved for contact with the treated lumber and exterior exposure.
2. The top of each post should be closely assessed for any existing connection (something more substantial than a few
toe-nails). Where only toenails are present, add either a pre-manufactured post cap (Simpson ACE6 or similar) or
four 6"long SDWS screws(fully threaded)from post to beam,embedded at least 2" into each member.
3. Add new posts and footings as indicated on the attached diagram,which will shorten the rim beam spans.
4. Add a supporting beam and three posts as indicated on the attached diagram.This will serve to provide more direct
support of the chimney framing, including the adhered veneer, and relieve adjoining framing from bearing this
additional load.
5. The minor gap should be re-sealed to re-weatherproof the joint.
6. See recommendation 1.
7. The window headers will be relieved by added beam and posts(recommendation 4).

Structural Notes:
1) New 6x6 posts shall be treated No. 2 Southern Pine or better. Maximum span of existing 2-ply
2x12 rim beam should be 11'-0" or less
2) Extend treated post down to footing level, rated for permanent ground exposure
(0.60 minimum retentions in Ibs per cubic foot).
3) Provide pre-manufactured post caps and bases. (4) Simpson SDWS wood screws (6" long, fully
threaded) may be subsituted for post cap hardware. Base is for initial set and is not required
for final, compacted condition. Connect to footing with "tapcon" type screws.
4) New preservative-treated glulam beam: S-1/2" x 9-1/2" Western Species
(24F-1.7E or better). Install in one continuous length.
5) All fasteners in contact with treated lumber shall be hot-dipped galvanized or similariy coated
for corrosion protection.
6) Footings shall be constructed with S,OOOpsi concrete (28-day strength) with 3/4"-minus
aggregate, with sizes and reinforcing as follows (set rebar 3" clear of bottom):
where marked "F1" : 8" thick x 18" x 18" w/ (2)#4 rebar each way in "#" arrangement
where marked "F2" : 12" thick x 30" x 30" w/(3) #4 rebar each way in "#" arrangement.
