A RESOLUTION GRANTING APPROVAL
FOR AN ENTRANCE MONL�IE\�T' PLAIv
FOR CARRIAGE HILL

`VHEREAS, Steven Bohl,BohLand De��elopmen�, (hereinafter the "subdivider")
received approval for the plat of Carria?e Hill (hereinafter the "sub�ivision"); and
WHEREAS, a requirement of final subdi�ision approval an entrance monument site
plan must be approved by the City Council; and
WHEREAS, the subdivider has submirted an entrance monument plan for the
Carriage Hill subdivision; and
WHEREAS,at their regular meetin�held on May 24, 1999,the Orono City Council
considered the entrance monument plan for Camage Hill and noted the following findings:
1. The monuments will be located within LoU 5 and 6, Carria�e Hill adjacent to Outlot
C (private road named Carria�e Lane).
2. The subdivider has established a m�imt:m size for each monument to be 3 feet in
width, 3 feet in length and a height of 5 feet.
3. The monuments shall include only maintenance free materials such as concrete,
stone, and brick and of a subdued apprearance.
4. A white three rail wood fence will be constructed from the monumen� extending 20
feet in length parallel to the established lot lines for Lots 5 and 6 as shown on the site
plan, attached as Exhibit A.
5. The subdivider has created easements, attached exhibit B, which shall be in favor of
the Homeowners Association over Lots � and 6, Carria�e Hill for the purpose of
maintenance and upkeep of the entrance monuments.

NOW, THEREFORE, BE IT RESOLVED, that based upon the findings noted
above,the City Council of the City of Orono,hereby approves the entrance monument design and
site plan subject to the follow�ng conditions:
1. The subdivic:er to create easements in favor of the Homeowners Association over
Lots 5 and 6, Carria�e Hill for the purpose of maintenance and upkeep of the
entrance monuments.
2. The location and size of the entrance monuments shall be as shown on the site plan
attached, as E�ibit A,to this resolution.
3. The aFplicant shall apply for a building pernut for the entrance monuments prior to
construction.
Adopted by the City Council of the City of Orono, Minnesota at a regular meeting
held this 24th day of May, 1999.
