Water Intrusion Repair Project Sco�e:
DEMOLIT[ON AND S[TE PREPARATION
• Work is planned to be done with deck ledger remaining in-place
o No deck framing or ceiling joist framing is planned to be removed and replaced. If
rotted ceiling joists are discovered, additional costs will be incurred.
• Install temporary structural support walls approximately 3 feet inside and outside of header
repair wall.
0 2x 12 load spreading plate to be set on screen porch tile to minimize stress on floor
• Install dust protection barrier poly on temp walls to isolate work area
• Apply RamBoard floor protection on screen porch tile floor in work area
• Apply Carpet Shield floor protection on interior basement floor in work area
• Remove casing and trim moulding from interior of lower level patio door and side-lites—set
aside for re-use
• Remove drywall from interior wall above lower patio door and side-lites
• Remove drywall from interior ceiling approximately 3 feet in from wall above lower level
patio door and side-lites.
• Remove bilt-rite sheathing from exterior wall above and beside lower level patio door and
side-lites.
� Remove any fiberglass batt insulation that has been compromised by water intrusion
• Remove lower level patio door and side-lites, set aside for re-install.
o Note: patio door frames may be rotted from water exposure. If new doors or door
repairs are required, additional costs will be incurred.
• Remove header, rotted cripple studs and rotted section of plates above and below header for
lower level patio door.
• Remove rotted section of 2x12 rim joist. Anticipate 32" section to be removed and replaced
(2 joist spaces)
• Remove and dispose of demolition materials
EXCAVATION, FOOTINGS, BLOCK, STONE, MASONRY
• None planned
FRAMING/CARPENTRY/INSULATION
• Install replacement section of 2x12 rim joist,#2 or better grade SPF
• Install replacement section of double top plate, cripple studs and upper header plate
• [nstall new header, 2-ply 9 '/4' x 1.75" LVL(microlam)
• Install new mid-span bearing support trimmer studs, one pair is known to be rotten, but plan
to replace both pairs
• Spray all internal wall surfaces exhibiting mold with PCG Pro-cleanT"' and spray all surfaces
exposed to moisture intrusion with MycoDyneT"' mold preventative
• [nstall new bilt-rite sheathing
� Re-install patio doors and side-lites. Butyl seal wrap included

� Install new ceiling and wall gypsum wallboard where removed for interior access
• Taped and sanded, ready for priming and painting by others
CABINETS AND COUNTERTOPS
• None planned
TRIM-OUT AND FINISHING
• Re-install interior oak trim on patio door and side-lites
• Re-install siding on wall inside of screen porch around patio doors and side-lites
• Caulk siding at door and screen porch trim
o No new siding planned. Assumes existing siding will be re-usable
• Install new flashing and wrap on windows and door to deck above screen porch
o Install new clipped aluminum drip cap flashing on the round-top window and two
quarter-round windows. White drip cap to be installed, painting by OTHERS.
o Install exterior moisture barrier(Tyvek�or equivalent)
o Install butyl window perimeter seal wrap
o Install new 5/4"x 8" Knotty Red Cedar Rabbeted Siding
o Install replacement horizontal and vertical door#2 rough cedar trim with Z-flashing
