A requirement for closing out the permit and refunding the $2,500 currently held in escrow is submittal of an as-built survey and hardcover calculations. In order to being the process for the release of the escrow funds, please submit an as-built survey and hardcover calculations which reflects all improvements to the property. Attached is a copy of our survey requirements, hardcover information packet and calculations sheets. Please note, the snow must be melted enough for the surveyor to accurately document existing topography. There is an area of rock/fabric which is just north of the garage that was installed. This area was not approved in the permit from 4/9/12. It is used as a storage area including for trailers(see photo). 2. There is also a hot tub not shown on the survey in the NW corner of the house. The steps located just north of the screen porch lead up to the hot tub location. Construction of a 256 sq. foot flagstone patio within the 75'-250' zone. • According to the requirements of Resolution No. 5860 hardcover in the 0-75' zone is not to exceed 2,342 s.f. or 25.47%; hardcover in the 75-250' zone is not to exceed 3,497 s.f. or 32.5% and sidewalks and patios shall be converted to pavers to improve permeability per the submitted plans. • A minor land alteration permit should be applied for, using the zoning permit application form (copy attached). Along with the application submit plans for the patio construction and hardcover calculations, prepared by a registered land surveyor, confirming the existing and proposed hardcover numbers are in compliance with the resolution. Additional escrow funds would not be required for this project. An as-built survey with hardcover calculations would be required after the exterior work is complete. • The built-in patio benches and grill surround shall not exceed 42" in height. If the property owner wants to proceed with any portion of the patio exceeding 42" in height, an average lakeshore setback variance request would be required. Grading within 75' of the lake. • The stump of a dead tree to be removed and land alteration to blend the soils is allowed if kept under 10 cu. yards. Further, on April 17, 2012 the City issued a permit for minor land alterations and retaining walls (permit#2012-00273) based on the hardcover calculations provided dated April 9, 2013. After my review it appears the permit approval erroneously allowed 44 additional square feet of hardcover over the amount allowed by Resolution No. 5961; the 44 square feet of additional hardcover will be allowed to remain. We received the as-built survey for your project at 1635 Bohns Point Road,thank you. The hardcover calculations submitted with the as-built survey reflect an as-built hardcover level of 6,317 square feet, 434 square feet over the level allowed per permit#2012-00273.
