Rache Dodge To: John Nielsen Subject: RE: Permit& Other City Costs Estimate John, Assessments,for$20.00 we can do an assessment search. If you pay that fee, we can certainly do that search for you. Building Permit Only: This is an estimate for 2015 based on that permit valuation, if the valuation changes, this amount could change. Again your contractor would pull the permit Please NOTE: This does not include any costs I can't predict, like survey costs, escrows, if you have to take this to Planning Commission for approval. All the costs involved with that. You will have to get those casts from Christine. I would expect the build costs of the home we construct to be $450,000. As for the assessments, we are doing the title work but I'm more concerned with something that would not show up but rather be triggered by the construction of a new home. We had a situation in another City where we did a tear down and there were no assessments to be paid but when we went in for permit on the new house they assessed us a $25,000 infrastructure fee that was separate from the actual building permit. Trying to avoid that sort of situation again. Thanks. Assessments, I did mention that in the email below. Typically the closing company will request this information before closing and pay the assessment search fee. Regarding Special Assessments, a 520.00 search fee would have to be paid to determine if there are any Special Assessments on this property at this time. If you would like me to do this, please call with a credit card number, or a check can be dropped off. I would then return to you a complete assessment search. Or you could have the current homeowner request this search be done, it is done for the current homeowner at no charge, but must be submitted in writing by them. This is very helpful but I probably should have been more clear. In addition to the tear down costs I was wondering what the permit costs would be for the new home construction as well including any possibly outstanding assessments or fees that would be the responsibility of the new builder and not be paid at the time of sale from current owner to us. Again, thank you for your time. John Nielsen On Thu, Apr 9, 2015 at 10:07 AM, Rachel Dodge <RDode c,ci.orono.mn.us> wrote: April 9, 2015 John, Christine had asked me to reply to your email. Attached are the responses. A demo permit is attached, depending on how many accessory structures you would be tearing down the cost can vary. Your contractor would pull this permit. Demo Permit Costs: • $75.00 principal structure • $50.00 per accessorv structure • $5.00 surcharge 4 If the home is demoed a sewer permit would have to be issued for a Sewer Disconnect, then when the home is rebuilt, a Sewer Connection permit would have to be issued. Again, your contractor would pull this permit. No SAC would be due, because this was already paid, in 1986 on Permit#8752. Sewer Disconnect Permit: $5Q.00 to disconnect sewer • $5.00 surcharge Sewer Connection Permit: • $50.00 to disconnect sewer • $5.00 surcharge Water is not available on this property. There are wells only. Connection N/A. This should cover the questions you had. Regarding Special Assessments, a $20.00 search fee would have to be paid to determine if there are any Special Assessments on this property at this time. Christine could talk to you about Escrows and rebuilds, if any on this property. We are considering the purchase of the home at 1105 Brown Rd S. This would be a tear down and we are trying to determine the City related costs of the permit and any other City charges (assessments, hook up fees) that would come along with this project. Any guidance you can provide would be appreciated. As we understand it the house is on City sewer but not City water. Thank you.
