OS-3102 <br /> WHEREAS, Jeffrey Sven Gustafson, a sin�le person (hereinafter "the applicant"), <br /> represented by Kathiyn Alexander,is owner of the properry located at 920 Brown Road South within <br /> the City of Orono (hereinafter "the City") and le�ally described as follows: <br /> The West 400 fe.et of the South 110 feet of the North 580.38 feet of the I�Torthwest <br /> Quarter of the Northeast Quarter of Section 10,Township 117,RanQe 23,eYcept road, <br /> Hennepin County, Minnesota (hereinafter "the property"); � <br /> (also identified as PINS 10-117-23 12 0002); and <br /> WHEREAS, the applicant has submitted an application requesting variances to <br /> Municipal Zoning Code Section 78-420(b)to permit the construction of a sin�le family residence on a <br /> lot of area 40,385 s.f. (0.93 acre) and width of 110 feet where a lot area of 87,120 s.f. (2.0 acres)and <br /> width of 200' are normally required,and to perniit such residence structure to be located 20' from the <br /> north and south side lot lines where a 30' side setbacic is normally required. <br /> WI-�ER.EAS, after due published notice and mailed notice in accordance with <br /> Mirulesota Statutes and the City of Orono ZoninQ and Planning Codes, the Orono PlanninQ <br /> Commission held a public hearing on April 18, 2005 and May 16, 2005, at which times a11 persons <br /> desirin�to be heard concerning this application were given the opportunity to speal<thereon. <br /> NO�, �'I�E1�F0�, �E I� l[�SO�,vED by the City Council of Orono. <br /> Minnesota: <br /> �'�I��II�GS <br /> l. This application w�as reviewed as ZoninQ File #0�-310?. <br /> 2. The. property is located in the RR-1B Rural Residential Zonina District requirinQ a <br /> minimum lot area of 2.0 acres and a minimum lot width of 200 feet for residential <br /> development.
