The minimum lot size in this district is 2 acres (non- wetland) and the minimum lot width is 200 feet. It is bisected by Long Lake Creek and the portion of the property within 300 feet of the creek is subject to Shoreland Regulations. The property is not within the MUSA and not planned to be. It is not served by city sewer and water. The septic system must be replaced before the property is sold unless the house is to be torn down. The new septic system must include both a primary and alternative drainfield site. According to information on file with the City this property was used as a garbage dump from about 1935 through 1970. The PCA website (www.pca.state.mn.us "What's in your neighborhood") lists two "Unpermitted Dump Sites" on the property — the Smith Dump and the Wayzata Settling Pond.
