SUBJECT: 145 Brown Road South
I have reviewed the current survey of the property at 145 Brown Road South. This property is
located in the RR-1B Zoning District where 2 acres is the minimum lot size and 200' is the
minimum lot width.
This lot of record meets both the lot area at 2.3 acres, and lot width requirements. There is an
area on the property that is considered a non-Orono wetland. It is subject to the Wetlands
Conservation Act but is not subject to conservation and flowage easements nor the 26' buffer
requirement.
The RR1-B zoning district regulations apply:
Front setback 50' from edge of county right-of-way
Rear setback 50' on west property line
Side setback is 30' on south property line
Side yard adjacent to street setback of 50' from Colin Drive
