Box 66
Orono, MN 55356 Crystal Bay, MN 55323-0066
April 21, 1997
Bob Weinzierl
Burnet Realty
201 East Lake Street
Wayzata, Minnesota 55391 Re: 960 Brown Road North
Dear Mr. Weinzierl:
The property at 960 Brown Road North is approximately 3.66 acres in area excluding the road. This
property is currently served by an individual on-site sewage treatment system. The adjacent neighborhood,
"Long Lake Country Club Addition", is proposed for municipal sewer installation in 1997. However, 960
North Brown Road is not part of that project, and is not proposed to be served or assessed for sewer.
The property at 960 Brown Road North was not placed within the MUSA sewer service area boundary
during the City's recent Comprehensive Plan Amendment. That amendment was intended merely to
provide for sewer service to substandard sized properties and properties with a need for septic system
replacement where suitable drainfield sites are not available.
The City has established criteria for allowing municipal sewer connection for properties located outside
the MUSA. These criteria are:
1. Property must be directly adjacent to a municipal sewer line.
2. Property must have a nonconforming or failing septic system which needs replacement.
3. Property owner must be able to demonstrate that there is no capability within the property
boundaries to construct a new septic system.
The property at 960 Brown Road North is of conforming lot area and width. It appears to have no need
for municipal sewer, and likely has a site in which the septic system could be replaced if necessary. Since
this property would appear to not meet the connection criteria, any request for a sewer connection is
unlikely to be approved.
Please contact me at 473-7357 if you have any questions.
Sincerely,
r
Michael P. Gaffron
Asst. Planning & Zoning Administrator
MPG/ch
Telephone (612) 473-7357 • FAX 473-0510
