75 Bayside Trail
On October 2, 2013 the City received a building permit appli ation for 75 Bayside Trail. Your application is
incomplete. The following items must be submitted or revised in order for your application to be considered
complete and for the plan review to continue:
1. Certificate of Survey. The City Engineer has reviewe the survey submitted and has the following
comments:
a. Survey should show the location of the propose erosion control measures.
b. The driveway should have a culvert or other echanism under it to allow for drainage in the
ditch by Bayside Trail. This culvert should be hown on the survey including invert elevations
and size. It must be sized to accommodate at le st a 10 year storm event.
c. Top of wall (TW) and bottom of wall (BW) ele ations must be called out on the survey for all
retaining walls.
2. Building Plans. Page 6 of the building plans does not a pear to be drawn to scale. Please provide two
scalable copies of page 6 to incorporate into the set of p ans we currently have for our review.
3. Building Height. Using the current highest window sho n (false window?), the house calculation is over
the allowed defined height of 30 feet. The height ca culation works using the upper level bedroom
windows. Please modify the plans accordingly or call to iscuss.
4. Escrow & Escrow Agreement. Permits involving gradi g and/or review by the City's engineer require
submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee
reimbursement to the City for out-of-pocket costs incur ed during the review of your plans. Additionally
this escrow will guarantee conformance with City Co e Chapter 79 relating to erosion control and
stormwater. The required escrow amount for this proje t is $2,500. The escrow agreement is enclosed.
The property owner must sign the escrow agreement an submit a check for$2,500.
Your project may trigger the Minnehaha Creek Watershed Dis rict's (MCWD) permitting requirements; please
contact the MCWD regarding your project. Please note, the City of Orono will not issue a building permit
without a copy of MCWD permits or documentation from the MCWD stating the proposed project does not
trigger any of their permitting requirements. The above inform tion is required in order for the plan review to
continue.
