Lyle,
Since this project is solely to correct a poor roof design and to alleviate ice dams
and water problems, not going outside the existing building footprint, not
encroaching on property lines, and not adding any living space, Melanie Curtis
and you said I wouldn't need a new survey, hardcover calculations, or new
energy envelope calculations with the variance or building permit at this time
since these were provided to you in 1996 with the addition to the house. (We are
only din insulation with this corrective work.)

RE: 1473 Bay Ridge Road Roof
Dear Lyle,
Our house at 1473 Bay Ridge Road in Orono was originally built in 1960
and was a basic 65 ft. by 26 ft. rambler. We added a sun room to the east
side in 1996 and a bedroom, bath and garage to the west side in 1997.
The original rectangular rambler portion of the home had a very poor roof
design, particularly in regard to insulation. All of the ceilings are vaulted
and the roof structure consists simply of 2x8 roof rafters at 16 inches on
center, 1 x8 roof sheeting boards, and asphalt shingles, with 6 inches of
fiberglass insulation in the cavity and sheetrock on the underside of the
rafters. Even though there are soffit vents, there is essentially no space to
ventilate this roof.
We have experienced ice dams and water leakage during the winters. In
2009, we re-roofed the entire house with GAF Timberline 40 Prestique HD
shingles and used heavy ice & water shield over the entire old roof. We
have still continued to experience ice dams and water leakage.
We have considered a number of options such as removing the roofing &
sheeting and spraying the cavity half full of foam insulation but we would
still have minimal opportunity to adequately ventilate the roof. Therefore, it
is our intent to construct a new roof structure over the old house and install
additional insulation on top of the existing roof and create an appropriate
attic to provide continuous air space that can be appropriately vented to
create a "cold roof."
The ridge on the expansions on the east & west side of the old roof are
higher than the old roof and both have a 4:12 pitch while the original roof is
flatter and has a 3:12 pitch. We may do a 5:12 pitch on the new roof
which would be a better and safer solution for ice dams over this
problematic area. The new roof structure including eaves and gable
overhang is 1500 sq. ft.
When we did the new additions in 1996 & 1997, we replaced all windows
with high efficiency windows, new exterior walls in the new structure were
2x6 construction and ceilings were heavily insulated to meet the energy
envelope requirement for the entire structure. The City of Orono approved
the energy envelope calculations at that time.
The proposed work is to correct the above described problem only and no
work will be done to the inside of the house nor will it change set-backs,
hardcover, or any other code issues. A few plumbing stacks and the
chimney will need to be raised.
I would appreciate knowing from you specifically what I would need to
submit to you to obtain a building permit for this work. I worked with you
personally when we did the projects in the mid 90's. I have talked recently
with Dan Altendorf (who was also involved in 1996/97) at Scherer Brothers
Lumber and Scherer proposes to do the new structure through the use of
new scissors trusses. We would remove the existing eaves & overhangs at
the old area and install the new trusses.
I would suggest that I provide you with our site plan, a roof plan lay-out,
truss calculations, exterior elevations, and a general description of the work
and specifications for the proposed products. The work would be
performed by the same general contractor that did the additions in
1996/1997. i would lik to do the work this summer.

Dear Lyle,
Please find enclosed my building permit application for corrective work on the roof over
the original 1960 portion of our home. The application documents included are:

sets and one 11 x17 set.)
* Two page Scope of Work and specifications.
* Sherer Brother's Lumber Company truss drawing and design calculations.
Further background on this project is outlined in my letter to you dated April 8, 2011,
(copy enclosed) and in the Variance Application that has been submitted through
Melanie Curtis.
Please let me know the amount of the building permit application fee and escrow
amount, if applicable, and I will submit immediately.
